Definition Definition:

Under general supervision from a Building Maintenance Supervisor, performs a variety of cleaning, maintenance and repair activities in assigned government and/or education facilities within the Salt River Pima-Maricopa Indian Community. Operates, maintains, and repairs swimming pools and associated equipment.

This position is treated as FLSA non-exempt and is considered a DRIVING position, subject to working on-call and weekend hours.

Distinguishing Features The Building Maintenance Worker II position provides the same services as a Building Maintenance Worker with the additional requirement to operate and maintain swimming pools and be a Certified Pool Operator.

Essential Functions

Performs a variety of building maintenance and repair tasks, including changing light bulbs, painting, basic carpentry, installing/repairing plumbing, HVAC, and electrical fixtures, cleaning out clogged drains and sewer lines. Tracks and maintains work requests utilizing maintenance management software as needed.

Remodels buildings by removing paint and/or paneling, knocking down non-load bearing walls, constructing new walls in accordance with plans or sketches, and installing, taping, texturing and painting drywall.

Operates, repairs, maintains, and cleans mechanical equipment for pool operation including water filtration and chemical purification systems, intake and outlet valves, chemical feeders, pumps, seals, vacuum equipment, chlorine and acid metering devices.

Coordinates walkthrough inspections of pool facilities and takes necessary corrective actions. Checks and maintains chemical balances and water levels. Performs regular maintenance and repair on pool/spa filtration systems, to include backwashing, filter baskets, skimmer baskets, and weir gates. Ensures pool, deck, and associated appurtenances are kept clean.

Maintains safe and clean working environment by ensuring all work areas are clean, free of all tools, parts and equipment before leaving the job site. Oversees maintenance subcontractors while working within the SRPMIC Community as needed.

Performs other related job duties, as assigned, that enhance and facilitate departmental operations.

Knowledge, Skills, Abilities, and Other Characteristics

Knowledge of building and equipment maintenance, repair procedures, and practices.

Knowledge of swimming pool operations, principles of water filtration, chemical feed systems, the care and handling of pool chemicals, pumps, VFDs, automatic levelers, heaters, and pool appurtenances.

Knowledge of basic water chemistry for swimming pools.

Knowledge of hazards and proper safety protocols when working around bodies of water.

Knowledge of standard swimming pool safety precautions and procedures.

Knowledge of basic carpentry practices.

Knowledge of basic plumbing installation, maintenance, and repair practices.

Knowledge of basic electrical system installation, maintenance, and repair practices.

Knowledge of basic heating and cooling system installation, maintenance, and repair practices.

Knowledge of hazards and safety precautions associated with building maintenance, installations and repairs.

Knowledge of general industry safety standards, including OSHA, GHS, EPA, and ADA.

Skill completing basic building maintenance/repair and remodeling projects.

Skill operating and maintaining large commercial pools, chemical feed, pumps, and filtration systems.

Skill installing, maintaining, and repairing heating and cooling systems.

Skill installing, maintaining, and repairing electrical circuits.

Skill installing, maintaining, and repairing plumbing fixtures.

Skill following oral and written instructions and procedures.

Skill establishing and maintaining effective working relationships with other staff and the public.

Ability to move heavy objects between 20-50 pounds or more long distances (more than 20 feet).

Ability to swim.

Ability to maintain simple and concise records and prepare accurate reports.

Ability to use work order software to track work order requests.

Ability to monitor and document pool conditions, chemical levels, pH, temperature, etc.

Ability to bend or stoop repeatedly or continually.

Ability to work in cramped spaces and dusty or extreme weather conditions.

Ability to reach high work areas by climbing, ladders, steps, or using scaffolding.

Ability to work in a variety of weather conditions with exposure to the elements.

Ability to lift arms above shoulder to perform work tasks.

Ability to read and use blueprints, layouts, or visual aids.

Education & Experience Graduation from high school or GED equivalent and experience equivalent to three (3) years full time building maintenance or repair work and large commercial or public swimming pool operations; OR completion of a post high school program in Building Maintenance or one of the construction trades may substitute for one year of the required experience.

For enrolled Community members without a GED, must obtain a GED. Requires participation in the HR GED Program and successful completion of the Arizona state certified exam in order to continue employment with SRPMIC.

Must possess a current Certified Pool Operator certification or be able to obtain certification within 6 months of hire.

Equivalency Any equivalent combination of education and/or experience that would allow the candidate to satisfactorily perform the duties of this position, will be considered.

Underfill Eligibility An enrolled Community Member who closely qualifies for the minimum qualifications for a position may be considered for employment under SRPMIC Policy 2-19, Underfill.

Successful completion of a background investigation is required for hire. A more extensive background investigation and fingerprint will be required for candidates considered for hire to work in our Education or Early Childhood Education facilities. Candidates that will come in contact with children in our Early Childhood Education Program must also provide proof of immunizations at time of hire, and will be required to maintain booster shots on immunizations and take a TB skin test or x-ray annually.

Must possess and maintain a valid Arizona Driver’s License.

Prior to hire as an employee, applicants will be subject to drug and alcohol testing. Will be required to pass a pre-employment background/fingerprint check.
