The Lead Maintenance Technician will be responsible for assignment of work orders to ensure timely completion. Schedules team assignments based upon agreed work schedules and hours. Gathers information from the Team related to work assignment concerns and informs the Assistant Property Manager or other Leadership for appropriate coaching. Responsible for conducting routine inspections of residential and commercial properties as assigned, handles basis repairs, troubleshoot and repair machines, equipment and structures in a timely and efficient manner. Promotes a respectful, courteous and friendly working environment with all team members and customers.
Key Responsibilities
Conduct routine inspection of residential and commercial properties to ensure compliance with regulations.
Perform preventative maintenance.
Handle basic repairs and maintenance.
Diagnose mechanical issues and correct them.
Repair machines, equipment, or structures as necessary.
Respond to work order requests quickly and professionally.
Escalate issues and concerns for approval if outside vendors or contractors are required.
Utilizes various technology applications for emails, spreadsheets, and recordkeeping.
Maintain an inventory of common maintenance materials (lights, smoke detectors, batteries, filters, lawncare supplies, etc.).
Must be able to respond within 24 hours to maintenance emergencies during evening, weekend, and holiday hours.
Communicate verbally and in writing in a professional and cordial manner with other contractors and residents.
Performs other duties as assigned.
Travel between residential and commercial properties.
Minimum Requirements
High school diploma or general education degree (GED).
Two years leading teams.
Valid Ohio Driver’s license & reliable transportation and insurance to drive to various residential and commercial locations.
Tools required for abovementioned daily responsibilities.
Experience with precision measuring instruments or electronic testing devices.
Ability to take apart equipment or devices to remove and replace defective parts.
Ability to work independently.
Ability to quickly and effectively troubleshoot and make reasonable decisions for resolution.
Excellent attention to detail and outstanding organizational skills.
Strong organizational and follow up skills.
Professional communication and presentation skills (oral and written).
Ability to work in wet, damp, hot, cold, or dusty places.
Ability to bend or kneel to gain access to work areas.
Reliable transportation to drive to various residential and commercial locations.
Bilingual in Spanish is strongly preferred.
Ability to lift objects up to 75lbs.
Technical Skills
Electrical:
Perform routine electrical repairs such as wiring lights & outlets, changing fuses, and servicing HVAC systems.
Plumbing:
Perform routine plumbing repairs such as replace/repair/service water heaters, clear drain lines, replace broken pipes-worn washers, toilets, and faucets.
Carpentry:
Perform routine carpentry repairs such as kitchen cabinet installation, window screens/glass repairs, doors and lock installation, and plaster/drywall finishing.
Mechanical:
Perform routine mechanical repairs such as repair/diagnose major household appliances, operate lawn & gardening machines, and safely use power tools.
Pest Control:
Perform semi-annual and as needed pest control services.
