Maintenance Supervisor – Job Overview Maintenance professionals play a vital role in creating an exceptional apartment community. As a Maintenance Supervisor you monitor your team's budget, manage inventory, delegate work orders effectively, ensure that all apartments are ready for new residents, enforce compliance standards, and provide training and development opportunities for your team members.
Education, Experience, and License Qualifications
Education : High School or GED equivalent
Experience : Minimum of 3 years in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred
Licenses & Certifications :
Valid Driver's License
EPA certification
CPO Certification* highly preferred
(Some states may require this)
Job Functions
Lead, schedule, and supervise daily work of the maintenance team, ensuring high performance and accountability
Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service
Supervise vendor partners; ensure work is completed timely, safely, and to company standards
Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution
Proactively identify and resolve service needs throughout the community
Maintain and execute quarterly preventive maintenance programs
Ensure HVAC, plumbing, electrical, and other systems function optimally through hands‑on repair and oversight
Oversee unit turn scheduling; ensure homes are move‑in ready and meet Hawthorne quality standards
Personally inspect vacant units to confirm cleanliness, functionality and presentation prior to move‑in
Implement and maintain a preventive maintenance plan for all buildings and equipment
Ensure grounds, amenities and common areas are clean, safe and beautifully maintained
Support curb appeal and welcoming environment through daily attention to community appearance
Conduct on‑call emergency service rotation as scheduled
Respond to service requests in a timely, thorough, and professional manner
Follow safety guidelines in accordance with OSHA and company policy and standards

Work Schedule & Availability Maintenance Supervisors work Monday through Friday, 8:00 AM–5:00 PM. This role requires participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events as needed.
