Role Description We are seeking a full-time skilled Maintenance Technician to perform a wide range of maintenance and repair tasks across residential properties. This role is responsible for troubleshooting, repairing, and maintaining the properties we manage in Ventura, Oxnard, and Camarillo. The ideal candidate is proactive, detail-oriented, dependable, skilled in general maintenance, and comfortable communicating with tenants, vendors, and internal staff.
Duties
Perform general repairs; including plumbing, electrical, carpentry, drywall, painting, appliance troubleshooting, stucco patching, screen repairs, doors, locks, etc.
Conduct routine property inspections to identify maintenance needs, safety concerns, and preventative maintenance.
Communicate professionally with tenants regarding maintenance issues, scheduling, and access.
Receive, review, and complete work orders through Appfolio, ensuring all work is documented accurately with photos and notes.
Prepare units for new tenants, including minor repairs, painting, fixture replacements, cleaning, carpet cleaning, etc.
Respond to urgent maintenance requests and assist with after-hours emergencies.
Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies.
Maintain and repair common areas such as hallways, laundry rooms, pools, and exterior grounds as needed by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Coordinate with third‑party vendors for specialized repairs.
Ensure work follows safety standards, building codes, and company procedures and policies.
Keep tools and supplies organized and notify management when inventory needs to be replenished.
Qualifications
Proven experience as a maintenance technician or similar role.
Basic knowledge of household repairs, plumbing, electrical, carpentry, property maintenance.
Ability to communicate clearly and professionally with tenants and management.
Ability to use Appfolio (or willingness to learn) for receiving and completing work orders, and documenting the work done with clear notes and pictures.
Strong problem‑solving skills and attention to detail.
Ability to lift up to 50 lbs, climb ladders, and perform physical labor.
Valid driver's license.
Strong time‑management skills and ability to work independently.
Must pass background screening.
Prior experience in property management or similar setting is advantageous.
