Job Description
Performs all sales and leasing activities to achieve occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, preparing leases, and ensuring a smooth move‑in.
Inspects apartments before move‑in, ensuring they are ready and coordinates any maintenance items.
Stays informed about market and competition, develops short‑ and long‑term marketing plans, and follows community policies on concessions and specials.
Designs and executes marketing activities to drive traffic, including resident referrals, employer outreach, and internet marketing.
Uses the on‑site property‑management software (OneSite, Yardi, etc.) to track availability and maintain resident data.
Ensures show units meet quality standards and communicates maintenance needs.
Follows up with prospects and new residents to ensure satisfaction.
Executes lease renewal activities by preparing letters, contacting residents, and ensuring timely signing.
Responds promptly to resident and client/owner concerns, solving problems and relaying requests.
Required Licenses or Certifications
Licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Ability to stand, walk, sit, bend, stoop, climb, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions.
Push, pull, lift, carry up to 25 lb independently and 50 lb with assistance.
Potential travel to assist other properties or attend trainings.
Work a flexible schedule, including evenings, weekends, and holidays.
16–24 hours per week, includes Saturdays & Sundays.
Additional Compensation
Corporate positions: base salary plus eligibility for quarterly or annual bonus based on performance.
On‑site property positions: base salary plus eligibility for weekly, monthly, and/or quarterly bonuses.
