Job Description Summary:
This position coordinates marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, ensuring satisfaction throughout lease term, and securing lease renewals.

Essential Responsibilities
Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting prospects, conducting tours, processing applications, screening credit and background checks, preparing lease and move‑in packages, and ensuring smooth move‑in and lease signing.
Inspects apartments before move‑in to ensure they are ready and coordinates any necessary maintenance.
Stays informed about market and competitor conditions, develops and implements short‑ and long‑term marketing plans to sustain occupancy, and follows company policies for concessions and specials.
Designs and executes marketing activities to generate traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, email, etc.), and other community‑specific plans.
Uses property management software (OneSite, Yardi, etc.) to track availability, record activities, manage resident data, and capture critical demographic information.
Ensures show units and marketing corridor meet company standards, communicates maintenance needs, merchandises units, and prepares the leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction by sending emails, thank‑you notes, cards, or making calls to finalize decisions to lease and/or renew.
Supports lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring timely renewal execution.
Responds quickly and courteously to resident and client/owner concerns, documenting and conveying requests to appropriate individuals.
Required Licenses or Certifications
All licenses and/or certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb, reach, carry, and crawl as required.
Work inside and outside in all weather conditions.
Push, pull, lift, carry up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required to assist other properties or attend training.
Flexible schedule including evening, weekend, and holiday calls.
Additional Compensation
Corporate Positions: Base salary may include quarterly or annual bonus based on performance.
On‑site Property Positions: Base salary may include weekly, monthly, and/or quarterly bonus programs.
