Job Description About the Role:

The Plumber‑HVAC Technician plays a critical role in ensuring the comfort, safety, and functionality of residential and commercial properties across multiple locations including Brookside Apartments, Manchester, Marshfield Apartments, and Dwight. This position involves the installation, maintenance, and repair of plumbing and HVAC systems to meet the highest standards of quality and efficiency. The technician will be responsible for diagnosing issues, performing preventative maintenance, and responding promptly to service requests to minimize downtime and inconvenience for residents and tenants. Collaboration with property management and other maintenance staff is essential to coordinate work and ensure compliance with safety regulations and building codes. Ultimately, this role contributes significantly to the overall operational excellence and tenant satisfaction within the managed properties.

Minimum Qualifications

High school diploma or equivalent.

Valid plumbing and HVAC technician certifications or licenses as required by state or local regulations.

Minimum of 3 years of experience in plumbing and HVAC installation, maintenance, and repair.

Strong knowledge of plumbing systems, HVAC equipment, and relevant safety protocols.

Ability to read and interpret blueprints, technical manuals, and service diagrams.

Preferred Qualifications

EPA certification for handling refrigerants.

Experience working in multi‑family residential or commercial property maintenance.

Proficiency with computerized maintenance management systems (CMMS).

Additional certifications such as HVAC Excellence or NATE certification.

Strong customer service skills and ability to communicate effectively with tenants and property management.

Responsibilities

Install, maintain, and repair plumbing systems including pipes, fixtures, and appliances in residential and commercial buildings.

Service, troubleshoot, and repair HVAC systems such as heating units, air conditioners, ventilation systems, and refrigeration equipment.

Perform routine inspections and preventative maintenance to identify potential issues and ensure systems operate efficiently and safely.

Respond promptly to emergency service calls and work efficiently to resolve plumbing and HVAC problems with minimal disruption.

Maintain accurate records of work performed, materials used, and service reports to support property management and compliance requirements.

Collaborate with property managers, contractors, and other maintenance personnel to coordinate repairs and upgrades.

Ensure all work complies with local building codes, safety standards, and environmental regulations.

Skills The required skills enable the technician to effectively diagnose and repair complex plumbing and HVAC issues, ensuring systems operate reliably and efficiently. Technical proficiency in reading blueprints and manuals supports accurate installation and maintenance work. Safety awareness and adherence to regulations protect both the technician and building occupants during all phases of work. Preferred skills such as EPA certification and experience with CMMS enhance the technician's ability to handle specialized tasks and maintain detailed service records. Strong communication and customer service skills facilitate positive interactions with residents and property staff, contributing to a professional and responsive maintenance environment.
