Community Manager Responsibilities
Personnel Management: recruit, train, coach, and develop on‑site staff; review performance, document issues, and take corrective action.
Financial Management: achieve net operating income targets through cost controls, revenue and leasing enhancements; create and monitor annual budgets and forecasts; reconcile deposits, rent collections, vendor invoices, and ownership financial reports.
Strategic Leasing Management: develop and execute yearly marketing plans, secure lease signings, maintain accurate lease documentation, and manage resident complaints and retention programs.
Administrative & Maintenance Oversight: ensure all reports are accurate and timely, lead emergency response, monitor service request turnaround, maintain property appearance, and manage resource utilization.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficiency with on‑site software; basic computer skills.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others; repeated wrist and hand motions.
Standing, sitting, and moving for prolonged periods; ability to work overtime, weekends, and nights.
Ability to climb ladders, stairs, and work in confined or overhead spaces; lift up to 25 lbs.; operate machinery and motor vehicles.
Work in various weather conditions and hazardous environments.
License / Equipment
Reliable transportation for emergency on‑call duties.
Benefits Competitive salary range of $75,000 – $80,000 per year.
