Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—and ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities

Personnel management, including hiring, training, coaching, and compliance with company training benchmarks. Regular on‑site attendance required. Develop weekly and daily office & maintenance staff schedules and assignments. Address performance problems, document, communicate with supervisors and HR, and terminate when necessary. Promote team harmony and high job performance. Ensure staff compliance with company policies. Financial management: achieve maximum net operating income through cost control, revenue and leasing improvement, trend analysis, and strategy adjustment. Develop yearly operating budgets/forecasts. Reconcile deposits, rent collections, and vendor invoices; ensure accurate monthly reports. Oversee property closeout and ownership financial reporting. Strategic leasing management: develop yearly marketing plans, employ marketing systems, effective leasing techniques, and accurate reporting. Resolve resident complaints, concerns, and requests to ensure satisfaction. Implement resident retention programs. Show, lease, and move in prospective residents. Administrative & maintenance management: maintain accurate reporting, head emergency team, ensure safe emergency response, and monitor service request turnaround. Maintain property appearance, conduct inspections, and ensure timely repairs. Utilize property resources and supplies efficiently, obtain bids, and manage construction and rehabilitation activities. Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred; or 4 years in the housing industry; or 1–2 years related experience and/or training; or an equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer and on‑site software skills required. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

Requires frequent communication, repetitive wrist, hand, and finger motions, and review of work accuracy. May be required to stand, sit, or move for prolonged periods, ascend or descend ladders, stairs, scaffolding, and tool operation. May be exposed to extreme temperatures, outdoor weather, hazardous chemicals, and confined spaces. License / Equipment

Must have reliable transportation for emergency on‑call duties. Salary Range:

$29 per hour to $31 per hour At Asset Living, a variety of factors are considered in compensation decisions, including skills, background, training, and certifications.
