Position Summary The Acquisitions Associate will play an integral role in the evaluation, execution, and ongoing oversight of Nautilus’ investments. This position is primarily focused on acquisitions, including sourcing, underwriting, and transaction execution, with secondary responsibility supporting asset management and portfolio-level initiatives. This role requires a high level of analytical rigor, sound judgment, and the ability to operate effectively in a lean investment environment. The Acquisitions Associate will work closely with senior investment professionals and contribute meaningfully to investment decisions and portfolio strategy.

Core Responsibilities Acquisitions & Transaction Execution

Perform detailed financial analysis and underwriting of prospective multifamily acquisitions, including cash flow modeling, return analysis, and sensitivity scenarios.

Develop and maintain institutional-quality financial models to evaluate acquisitions, recapitalizations, and disposition scenarios.

Conduct comprehensive market research, including analysis of local economic drivers, supply and demand fundamentals, rental comparables, and operating metrics.

Prepare investment committee memoranda, underwriting summaries, and supporting materials for internal review and approval.

Support transaction execution, including coordination of due diligence efforts, review of third-party reports, and assistance through closing.

Engage with brokers, ownership groups, lenders, and other counterparties throughout the transaction process.

Support asset management activities by analyzing operating performance relative to underwriting and business plans.

Assist in the development and ongoing refinement of property-level business plans, budgets, and capital expenditure programs.

Evaluate refinancing, hold-sell, and recapitalization scenarios for existing assets.

Monitor portfolio-level performance metrics and contribute to asset review processes.

Assist senior investment professionals with portfolio-level analysis, reporting, and strategic initiatives.

Support preparation of investor-facing materials and internal reporting, as required.

Contribute to the continued development and enhancement of underwriting standards, models, and internal processes.

Qualifications

Bachelor’s degree in Finance, Real Estate, Economics, or a related field.

2-5 years of relevant experience in real estate acquisitions or asset management. Multifamily experience heavily preferred.

Advanced proficiency in Excel; demonstrated ability to build and audit complex models independently.

Strong written and verbal communication skills; comfortable presenting to senior team members and investors.

Highly organized, detail-oriented, and able to manage multiple projects simultaneously.

Self-motivated, intellectually curious, and comfortable working in a fast-paced, entrepreneurial environment.

Physical Requirements & Working Conditions

Ability to routinely use standard office equipment, including computers, telephones, printers, copiers, and related devices.

Ability to remain seated for extended periods and work at a computer for up to eight hours.

Ability to occasionally lift and carry items weighing up to 10 pounds.
