About the Role The Service Manager will oversee the overall maintenance and asset preservation of a multi‑family property, ensuring efficient financial and operational performance. You will lead the on‑site maintenance staff, coordinate repairs, maintain inventories, and collaborate with third‑party vendors.

Key Responsibilities

Ensure the property’s physical aspects meet company standards and applicable laws.

Interview, select, train, and supervise maintenance staff.

Provide operational training and technical direction to staff.

Lead on‑site maintenance staff in diagnosing and repairing systems including HVAC, electrical, plumbing, pool, carpentry, and more.

Track and resolve service requests in computer systems, closing records for completed orders.

Conduct move‑in and move‑out inspections, orient new residents to unit operations.

Monitor inventories of parts and supplies, place orders to meet prescribed levels.

Support the property manager in budgeting and expense control.

Complete mechanical walks on new construction properties.

Develop relationships with third‑party vendors for projects beyond on‑site capabilities.

Establish preventive maintenance schedules and routines.

Maintain accurate documentation, including EPA logs, MSDS sheets, smoke detector records, and warranty details.

Stay informed of new city and state regulations affecting maintenance procedures.

Observe property grounds, resolve safety hazards, report serious problems to management.

Assist leasing and management staff during emergencies.

Prepare periodic or special reports on maintenance activities and statistics.

Qualifications • Wake County CFO and CPO designation required to handle Freon and ensure chemical balance in pools and fountains.

• Strong leadership and organizational skills.

• Ability to maintain a positive attitude and prioritize resident satisfaction.
