Job Summary
The Maintenance Make Ready/Porter reports to the Property Manager and Maintenance Supervisor. The role involves preparing vacant apartments for market‑ready status, maintaining the overall appearance of the property grounds, managing the cleanliness and upkeep of vacant units, and collaborating with the maintenance team to address repairs and maintenance needs. Duties/Responsibilities
Receives make‑ready assignments, gathers necessary tools, equipment, and supplies to make an apartment unit available to rent. Trashes out the unit for make ready, ensures a move‑out form is approved and signed. Confirms with Property Manager or Maintenance Supervisor items that are not to be left in the unit. Evaluates carpet and vinyl, shamsos carpet/vinyl, and collaborates with supervisors to replace flooring if needed. Inspects air conditioning, heating, water heater, and appliances; performs minor repairs and contacts the Maintenance Supervisor for more extensive work. Paints interior apartments, performs light exterior painting, polishes and varnishes cabinets, repairs holes, and caulks walls as needed. Repairs or replaces baseboards or trim, checks all doors and windows, and re‑keys all locks. Shampoos carpets (when equipment is available). Responds to service calls, on‑call duties, fire watch, or other after‑hour efforts as required. Performs pool maintenance and landscaping duties, including pressure washing and cleaning. Maintains correct chemical levels, inventories pool supplies, and informs supervisors when supplies are low. Discovers and reports mechanical or structural pool problems to the Property Manager or Maintenance Supervisor. Distributes door‑to‑door newsletters and resident notices. Offers suggestions for preventive maintenance and efficient operations, reporting observed problems to the supervisor. Maintains a friendly and courteous attitude toward residents and co‑workers and ensures safe work practices. Performs other related duties as assigned to meet the needs of the community. Skills/Abilities
Prior make‑ready work at a residential property. Knowledge of federal, state, and local laws regarding multi‑family housing and Fair Housing. Basic understanding of hand tools and ability to perform using them. Proficiency in basic electrical, plumbing, painting, carpentry, and landscaping tasks. Knowledge of safety procedures. Ability to assess repairs and replacements needed to make a vacant apartment leaseable. Ability to lift and move objects weighing 25+ pounds. May be required to provide own tools. High school diploma/GED preferred. Excellent communication and organizational skills. At least one year of experience performing similar duties is preferred. Equal Employment Opportunity
