The Addison on Long Bayou Apartments in Seminole, FL is looking for a Full‑Time Property Manager. Compassionate, problem‑solvers wanted! Core Responsibilities
Demonstrate highest standards of personal and professional integrity, adhere to company policies and procedures, and comply with applicable laws, regulations, and government rules.
Strive to make the living experience of the highest quality, especially the first and last impressions.
Handle resident concerns and requests with a positive customer‑service attitude to ensure resident satisfaction.
Develop and implement resident retention programs such as resident events, special promotions, and monthly newsletters.
Communicate with tenants regarding any property events that may cause disruption within the community, conduct periodic inspections, and make courtesy calls with recent move‑ins/move‑outs.
Ensure the property is leased to its fullest capacity in accordance with budget guidelines and goals.
Work with the leasing team to achieve property goals and confirm that leasing staff techniques are effective in closing leases and gathering information about marketing competition consistently.
Continually monitor and analyze traffic, conversion ratios, renewal information, and marketing data.
Understand financial goals and operate assets in owners’ best interests per the Policies and Procedures Manual.
Maintain accurate records of all community transactions (e.g., rent rolls, delinquency reports, move‑ins/move‑outs).
Ensure all rents, late fees, and check charges are collected, posted, and deposited in a timely manner.
Maintain community appearance and ensure repairs are noted and completed; walk market‑ready apartments regularly and communicate service‑related needs to maintenance.
Update make‑ready boards indicating vacant status and verify accuracy daily.
Hire, train, motivate, supervise, and terminate all on‑site staff to achieve operational goals. Mentor new employees, conduct annual performance reviews, approve timesheets, and advise staff on procedures and guidelines.
Other duties as assigned.
Requirements
High School diploma or equivalent required; Bachelor’s degree preferred.
Two years of experience in Property Management or other relevant work experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred; willingness to obtain if instructed by senior management.
Problem‑solving skills and ability to collect data, establish facts, draw conclusions, and initiate appropriate action.
Ability to serve on‑call, as scheduled or as necessary.
Ability to travel to attend company gatherings either near your home property or in another state.
Achieve Fair Housing certification prior to interacting with prospects or residents.
Competence in personal computer skills, keyboarding, internet search, math, Microsoft Office Suite (Word, Excel, Outlook), and community software applications.
Knowledge of OSHA laws and regulations.
Participate in training to comply with new or existing laws.
Present yourself in a neat, clean, and professional manner at all times during the workday and whenever present at the community.
Annual Base Salary Range $65,000 – $70,000
