GATES OF WEST BAY The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred.

Essential Duties and Responsibilities

Perform repairs to make‑ready units in a timely manner.

Responsible for 24 hour on‑call as scheduled by the Service Manager and respond to on‑call paging.

Assist the Service Manager or Housekeeper with their work if necessary.

Assist Grounds personnel with trashing out units if necessary.

Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.

Inspect property for improvements and repairs and review with the Service Manager.

Perform work order requests and monitor same‑day completion.

Assist the Service Manager with maintenance requests.

Ensure that the grounds are free of litter at all times.

Operate and perform scheduled maintenance on all equipment.

Know the location of gas and water meter emergency cut‑offs, all apartment and fixture cut‑offs, and sewer clean‑outs.

Paint interior and exterior when required.

Assist the Property Manager or other staff members when requested.

Review work orders with the Service Manager on a daily basis.

Adhere to policies outlined in the Employee Handbook.

Keep the maintenance shop clean and in order at all times.

Be immediately available in the event of snow.

Follow the Maintenance General Operating Policies.

Maintain a professional appearance in uniform and display a good attitude at all times.

Work well with other staff members and be cooperative when helping at another site.

Flexible to transfer to another property if needed.

Perform after‑hours on‑call duties on a rotating basis.

Must have reliable transportation.

Perform other duties as assigned.

Qualifications

HVAC skills – CFC certification.

CPO certification preferred.

Plumbing, electrical, and carpentry skills.

Knowledge of SDS and OSHA.

608 Refrigerant Certification preferred; training will be provided if necessary.

Working Conditions

Position may require night and weekend work.

Required to be on call.

Duties performed both inside and outside, even in extreme temperatures below 32°F and above 100°F.

Education and Experience High school diploma or general education degree (GED); or one to three months of related experience and/or training; or an equivalent combination of education and experience.

Certificates, Licenses, Registrations Current driver’s license and CFC certificate (where needed).

Other Skills and Abilities

HVAC, plumbing, carpentry, electrical skills; pool certification if required.

Other Qualifications Knowledge of OSHA regulations and MSDS standards.

Physical Demands Frequent standing, walking, using hands to handle objects, reaching with arms, talking, and hearing. Occasional kneeling, crouching, and climbing. Ability to lift up to 100 pounds regularly. Vision requirements include peripheral vision and depth perception.

Work Environment Exposure to moving mechanical parts, toxic or caustic chemicals, electrical shock risk, wet or humid conditions, high or precarious places, fumes, extreme cold and heat, and moderate noise levels.
