Service Technician (1031 - Blacksburg, Virginia)

On‑call every three weeks is required.
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification is preferred.
Responsibilities
Perform repairs to make‑ready units in a timely manner.
Serve as 24-hour on-call responder as scheduled by the Service Manager.
Assist the Service Manager or Housekeeper with their work when necessary.
Assist Grounds personnel with trashing out units.
Assist the Service Manager with inventory control and use of maintenance materials and supplies.
Inspect property for improvements and repairs and review findings with the Service Manager.
Perform work order requests and ensure same-day completion when possible.
Assist the Service Manager with maintenance requests.
Maintain grounds free of litter at all times.
Operate and perform scheduled maintenance on all equipment.
Know location of gas, water, apartment, and sewer cut-offs.
Paint interior and exterior when required.
Assist the Property Manager or other staff members when requested.
Review work orders with Service Manager daily.
Adhere to policies outlined in the Employee Handbook.
Keep the maintenance shop clean and in order.
Be immediately available in the event of snow.
Follow the Maintenance General Operating Policies.
Maintain a professional appearance in uniform and a positive attitude at all times.
Be cooperative when helping at another site and flexible to transfer to another property if needed.
Participate in rotating after-hours on-call duty.
Perform other duties as assigned.
Qualifications
HVAC skills – CFC certification.
CPO certification preferred.
Plumbing, electrical, and carpentry skills.
Knowledge of SDS and OSHA regulations.
608 Refrigerant Certification preferred (training will be provided if necessary).
Working Conditions
Position may require night/weekend work.
Required to be on call.
Tasks performed both inside and outside, even in extreme temperatures ( 100°F).
Education and Experience High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
Current driver's license.
