Maintenance Supervisor – BRG Apartments
Base Pay Range
$70,000.00/hr - $80,000.00/hr

Job Purpose Supervises and coordinates all maintenance related activities with the Community Manager and maintenance personnel to ensure that the community meets the appearance, operational, and safety standards as set forth by BRG Apartments and federal, state, and local laws. The Maintenance Manager will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Looking for an individual that has supervised maintenance for an apartment community of at least 400 units and at least 4-5 staff.
Essential Duties
Assists in the achievement of the community’s annual budget plan
Directly supervises at least two employees in Maintenance and/or Housekeeping
Carry out supervisory responsibilities in accordance with BRG’s policies, and applicable laws
Advanced ability operate swimming pools to include opening, closing, chemical balancing and equipment adjustments
Advanced ability to understand, troubleshoot, diagnose and repair most HVAC systems
Advanced ability to understand, troubleshoot, diagnose and repair most apartment appliances and their operation
Advanced ability to understand, troubleshoot, diagnose and repair or replace most residential electrical systems/fixtures
Advanced ability to understand, troubleshoot, diagnose and repair or replace most residential plumbing systems/fixtures
Ability to evaluate drywall repairs to comply with EPA Renovate Right regulations
Ability to install and repair most common floor coverings
Advanced understanding of interior residential carpentry
Ability to communicate and coordinate vendors and sub-contractors
Maintain good resident relations through best in class customer service
Requisition of tools, equipment, and supplies
Order and maintain inventory of maintenance supplies with Community Manager approval
Issue Purchase Orders from YARDI software for maintenance services, products, and inventory
Manage service request process by utilizing YARDI software and updating status of requests
Evaluate and repair damage to walls when more than 6 square feet is disturbed
Inspects completed work of associates for conformance to standards
Estimate labor hour requirements for completion of job assignments
Follow and enforce BRG Apartments and OSHA safety regulations at all times
Establishes or adjusts work procedures to meet schedules
Suggests changes to working conditions and use of equipment to increase efficiency or workflow
Analyzes and resolves work problems, or assists workers in solving work problems
Initiates or suggests plans to motivate workers to achieve work goals
May perform activities of workers supervised
Assist in annual employee performance appraisal (as directed by the Community Manager or Human Resources)
Assist in employee disciplinary procedures when needed (as directed by the Community Manager or Human Resources)
Conduct and assist with associate training
May participate in the on-call emergency call rotation
All other duties as assigned

Must be depended upon to complete work in a timely, accurate, and thorough manner and be conscientious about assignments
Must communicate effectively both verbally and in writing with managers, co-workers, and individuals inside and outside the company
Must work effectively and relate well with others including managers, co-workers, and individuals inside and outside of the company
Must exhibit a professional manner in dealing with others and work to maintain constructive working relationships
Must comply with all policies and procedures as outlined in the BRG Employee Handbook and the BRG Operations manual
Must be available for weekend, holiday, and evening hours if necessary
Must be willing to be assigned to other BRG managed communities as needed
Must possess a valid driver’s license in order to drive for company business as needed
Education and Experience
A high school diploma or GED equivalent is required
This is a management level position that requires thorough knowledge of the application, repair, restoration, and construction of apartment units and buildings.
A minimum of 5 years of prior commercial housing maintenance, including supervisory experience is strongly preferred. Must have the knowledge and ability to paint, install appliances, and perform repairs including--but not limited to--the areas of plumbing, appliances, and electrical items. Must also have the ability to replace locks, smoke alarms, and screens.
Must have good interpersonal, motivational, and leadership skills
EPA 608 Certification Required
410-A Certification Required
NATE certification or similar
