Maintenance Supervisor

Location Spokane, WA
Schedule Monday – Friday from 8:00 am – 5:00 pm, with on‑call coverage for after‑hour emergencies.
Reports To Property Manager
Compensation Package
Competitive starting hourly pay range of $30.00–$30.00
Monthly phone allowance of $50.00

Administrative

Communicate daily with the Property Manager, and perform tasks as requested
Asset Preservation
Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
Ensure preventative repairs are done on a regular basis
Ensure that recalled appliances are promptly replaced
New Resident Preparation
Complete apartment turnovers within three days of vacancy
Communicate with Property Manager on turnover schedule
Ensure apartment turnover time is minimized by conducting pre‑ and post‑move‑out inspections
General Maintenance
Sustain inventory of tools, supplies, and materials
Organize and maintain an orderly maintenance shop and storage areas
Be on‑call for after‑hour maintenance emergencies on a rotating schedule, responding immediately
Complete repairs involving electrical, plumbing, appliances, or general carpentry
Maintain pool/spa (if applicable)
Inspect vendor work to ensure the highest standard of quality
Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
Resident Experience
Complete work orders within 24 hours of submission to the community members’ satisfaction
Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
Paint interior and exterior surfaces as necessary
Interact with current and future community members in a professional, courteous, and non‑discriminatory manner
What You’ll Need
Authorization to work in the United States
High School Diploma or equivalent
Reliable transportation
2+ years of experience in multi‑family maintenance
Possess your own hand tools
General knowledge of various maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory
Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi‑task, resolve conflicts, and engage in cost/benefit analytical decision‑making, and ambition for continuous professional development
Your Work Environment
Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage, which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
Approximately 10% in office environment using computer or tablet and phone
Frequent lifting, pushing, carrying or pulling of 20–50 pounds
Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
May be required to work weekends
