Service Manager

Overview Our national multi‑family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make‑ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The Service Manager leads the maintenance staff by example, is available for groundskeeping and/or pool duties as needed, and works closely with the Community Manager.

Reporting To Community Manager and Regional Maintenance Supervisor

Key Responsibilities The Service Manager is responsible for:

Supervising, training, and scheduling all maintenance personnel, including housekeepers.

Responding to resident and management requests and work orders for occupied units.

Coordinating and scheduling vacancy preparations and move‑in hand‑offs.

Ensuring appropriate safety and skills training for maintenance staff.

Identifying and correcting hazardous property conditions.

Ordering supplies and managing the maintenance budget.

Performing preventative maintenance on equipment and units.

Essential Functions

Under direction of the Community Manager, supervise, train, and schedule maintenance activities.

Coordinate, schedule and respond to resident/management requests and work orders for occupied units.

Coordinate, schedule and prepare vacant apartment units for move-in.

Coordinate and schedule appropriate safety and skills training for maintenance employees.

Identify and correct hazardous property conditions that could place the property in a liable position.

Ordering supplies and managing maintenance budget.

Coordinate, schedule, and perform preventative maintenance on equipment and units.

Qualifications Required Education and Training High school diploma or equivalent. Five years of multi‑family experience or an equivalent combination of education, training and experience.

Required Training / Certificates / Association Memberships

EPA Section 608 (HVAC/Freon Recovery certification) required.

Applicable city or state certifications or permits required.

Training in boiler repair, plumbing, and mold detection/resolution required.

Certified Pool Operator (CPO) required.

Certified Apartment Maintenance Technician (CAMT) preferred.

Knowledge, Skills, and Abilities

Proficiency in plumbing repairs, tile work, HVAC, appliance repair, carpentry, electrical repair, and apartment make‑ready.

Ability to operate common maintenance tools (e.g., augers, lead detectors, metrics, recovery machines, shovel, drill, air‑conditioner, boiler, chlorine test kit, etc.).

Strong problem‑solving skills and the capacity to follow instructions and plans.

Excellent interpersonal skills for interacting with residents, vendors, contractors, employees, and clients.

English reading and writing proficiency for diagrams, meters, instructions, and reporting.

Proficiency with property management software and Microsoft Office.

Experience in compressor diagnosis, fire sprinklers, and irrigation systems preferred.

Basic knowledge of OSHA requirements and local, city, and state ordinances.

Must provide own hand tools.
