POSITION SUMMARY
We are seeking an experienced vacation rental manager (NC Real Estate License preferred) to help manage our Oak Island, NC location. Our property managers oversee all operations on the island, as well as frontline staff. You will juggle the needs of Guests, Homeowner Partners, and Salt and Sand Team. In this role, you'll be at the center of Guest and Homeowner Services, ensuring that our Guests and Homeowners enjoy REMARKABLE EXPERIENCES in their homes. What will this role entail?
As Property Manager, your collaborative influence as a team leader will be vital in nurturing homeowner relations. You’ll act as the main point of contact for our Homeowner Partners, where your lively and positive outlook will be essential in building strong, trusting professional relationships, giving them the peace of mind that we care about each home in our portfolio as if it were our own. Your day-to-day will include overseeing administrative tasks and coordinating with our Guest Services team members, as well as overseeing, reviewing, and approving owner statement processing. You’ll also coordinate with our General Manager, ensuring all aspects of property management meet our high standards. As the need arises, we’ll also rely on you to provide coverage for our after-hours phone and other team members - demonstrating your adaptability and willingness to support the team. RESPONSIBILITIES
Recruiting and onboarding new homeowners to our property management program. Oversee daily operations and conduct initial assessments to ensure properties are rent‑ready and appealing. Responsible for the performance of each vacation rental home, managing the bookings, financial performance, or any unique request from the owners. Work closely with guests to address their needs and provide conflict resolution when issues arise. Manage a team of direct and indirect reports, ensuring the company vision and goals are achieved. Work with Operations team to problem‑solve and collaborate on potential new services. Serve as a resource to staff, guests, and owners by explaining and upholding contracts, company policies, procedures, regulatory requirements, etc., in a way that seeks to achieve our business objectives while ensuring our fiduciary obligations. Build a strong rapport with owners to discuss ways to meet their varying needs, from increasing rentals, making improvements to their homes, adjusting their overall marketing plan, reducing wear and tear, and reviewing/analyzing their financial performance. Manage regular property inspections and inventory checks; inspect homes prior to owner arrivals and coordinate meetings with owners as needed. Communicate inter‑departmentally about inventory and quality; oversee and reconcile monthly owner statements. Oversee 3rd‑party marketing sites. Responsible for creating, reviewing, and approving winter and off‑season leases. QUALIFICATIONS
NC Real Estate License preferred (or willingness to obtain) An understanding of dynamic pricing models or willingness to learn. Flexibility to work weekends and holidays as the business requires. Strong leadership qualities with the ability and experience to train and manage a team. Five years of experience in a management role for a vacation rental company and a minimum of 3 years’ experience as a Property Manager. Excellent written and verbal communication skills. Proficient in using apps and property management software. (Preferably Streamline) COMPENSATION & BENEFITS
