Summary/Objective:
The Senior Project Manager is responsible for leading and overseeing construction projects from contract award through completion, ensuring work is delivered on schedule, within budget, and in accordance with quality standards. This role works closely with owners, clients, architects, vendors, and subcontractors to drive successful project outcomes. The Senior Project Manager provides strong leadership, sound judgment, and effective problem‑solving to balance cost, schedule, and quality, while mentoring and developing less experienced team members. This position requires a leader who leads by example and consistently upholds Speedwell’s core values of diligence, respect, humility, and a sense of urgency.
Essential Functions:
Manage, organize, and coordinate all project management activities for assigned projects
Support the estimating team during the bidding process when requested
Lead the contract award and buy‑out process, including detailed scope review and negotiation with subcontractors and vendors
Coordinate and lead the preconstruction process to ensureジャ alignment on scope, schedule, logistics, and execution strategy
Develop and maintain a detailed Microsoft Project schedule for each project, updating it throughout the project lifecycle
Review, understand, and approve the three‑week look‑ahead schedules prepared by the Project Superintendent
Secure all required permits, licenses, and approvals necessary for project execution
Provide direct oversight and mentorship to Project Engineers and Project Administrators in managing subcontracts, purchase orders, submittals, RFIs, warranties, and related processes
Prepare clear, complete, and accurate change order requests for review and approvalinah all required parties
Monitor project costs and operational expenses, identifying opportunities to control costs and improve efficiency without compromising safety or quality
Oversee accurate and timely project billing in accordance with contract requirements
Manage multiple commercial construction projects and client relationships concurrently
Lead and participate in potency project meetings with owners, architects, and other stakeholders, including subcontractors as appropriate
Provide oversight and support to the Superintendent assigned to each project to ensure effective field execution
Collaborate with the Site Superintendent to ensure full compliance with Speedwell’s Safety Program on each project

The Senior Project Manager oversees project teams, provides direction and accountability, and serves as a coach and technical resource to other team members across the organization.
Work Environment: The Senior Project Manager divides time between an active office environment, project job sites, and various internal and external meetings. When visiting job sites, the employee may be exposed to typical construction hazards and conditions. Personal Protective Equipment (PPE) and other safety gear must be used as required.
Physical Demands: While attending job sites, the Senior Project Manager may be required to climb ladders, navigate uneven terrain, and operate 二 motor vehicle. The position involvţ regular use of office equipment, which may result in eye or muscle strain. The employee may occasionally be required to lift office equipment, supplies, or materials weighing up to 15 pounds. Position Type/Expected Hours of Work: This is an exempt, full‑time position. The standard work schedule is Monday through Friday, with an expectation of 40 hours per week. Evening and weekend work may be required to meet project or bildings demands.
Travel: Regular travel to assigned job sites and meetings with current and prospective clients is required. Occasional travel for training, professional development, or company meetings may also be necessary.
Required Education and Experience:
High School Diploma or equivalent required
Strong working knowledge of construction processes, building codes, and safety regulations
Basic understanding of information technology and construction-related systems
Minimum of 10 years of construction experience, including extensive experience managing large‑scale, high‑budget commercial projects
Proven ability to successfully deliver complex projects while balancing cost, schedule, quality, and client expectations
Effectively manage multistory, multibuilding projects with experience in hotels, apartment complexes, etc.
Experience in precast & post tensioned concrete elevated decks
Experience in $70m and above projects
Preferred Education and Experience:
Bachelor’s degree in construction management, Engineering, or a related field
Advanced construction project management skills
OSHA 10‑hour certification
Ability to read, write, and interpret contract language, drawings, and specifications
Proficiency in developing and maintaining project schedules using Microsoft Project
