Zellner Construction is seeking an experienced Senior Project Manager / Estimator to lead complex commercial construction projects from preconstruction through closeout while also supporting estimating efforts. This role is for a builder-minded professional who can manage schedules, budgets, subcontractors, and owner/design team relationships while also supervising and training assistant PMs and support staff who may be assigned across multiple projects.

Key Responsibilities Project Management & Field/Office Coordination
Lead commercial construction projects from kickoff through closeout
Create and maintain project execution plans, staffing plans, and logistics strategies
Manage project budgets, cost reporting, cost-to-complete forecasting, and cash flow tracking
Develop and maintain project schedules and coordinate key milestones with the superintendent
Lead owner/architect/engineer meetings and manage project communications
Oversee project documentation (RFIs, submittals, meeting minutes, pay apps, closeout)
Manage procurement, subcontractor buyout, scope reviews, and contract execution
Proactively identify and resolve project risks and field conflicts
Ensure quality control and compliance with project requirements
Support safety efforts through planning, coordination, and accountability
Estimating & Preconstruction Support
Support and provide estimating duties, including takeoffs, subcontractor solicitation, and bid leveling
Participate in scope reviews, value engineering, and constructability analysis
Assist with pricing strategy, schedule development, and proposal preparation
Ensure complete, accurate handoff from preconstruction to operations
Staff Supervision, Training & Development
Supervise and mentor assistant project managers and project support staff
Train staff on processes for documentation, cost tracking, contract management, and reporting
Set expectations and maintain accountability for assigned staff, even when not dedicated to a single project
Help improve standard workflows, templates, and consistent project execution practices
Lead by example and uphold strong internal communication, professionalism, and performance standards

20+ years of experience in commercial construction project management (GC/CM)
Experience managing complex projects with multiple subcontractors and tight schedules
Strong estimating/preconstruction knowledge (solicitation, bid leveling, buyout, scope)
Demonstrated ability to supervise and train junior staff
Strong understanding of budgeting, forecasting, schedule management, and change control
Ability to read/interpret drawings, specifications, and contract documents
Excellent communication and leadership skills
Proficient with tools such as Procore, Bluebeam, Excel, Microsoft Project (or similar)
Strong organization, prioritization, and follow-through
Preferred Qualifications
Experience managing projects $30M+
Experience with negotiated work, public sector, industrial, healthcare, or institutional construction
Strong subcontract negotiation skills and knowledge of subcontractor management best practices
Experience in improving processes and training programs across a PM team
