Project Manager - Multi-Family Construction
Location: Atlanta, GA
My client is a well-established general contractor with a strong and growing presence in the Atlanta market, specializing in large-scale, ground-up and mixed-use multi-family construction. They are known for delivering high-quality residential communities through collaborative partnerships, disciplined execution, and repeat client relationships. They are seeking a Project Manager to lead multi-family projects from preconstruction through closeout.
Responsibilities:
* Manage all phases of multi-family construction projects , including preconstruction, budgeting, scheduling, procurement, construction, and closeout
* Serve as the primary point of contact for owners, developers, architects, and consultants
* Develop and maintain detailed project budgets, cost forecasts, and draw schedules
* Lead subcontractor buyout, contract administration, and coordination across all trades
* Partner closely with Superintendents to drive schedule, safety, and quality on site
* Oversee RFIs, submittals, change orders, pay applications, and project documentation
* Coordinate unit turnover, punch-list completion, inspections, and phased occupancy as required
* Proactively identify and mitigate risks related to schedule compression, labor availability, and material procurement
* Ensure compliance with contract documents, building codes, safety standards, and company procedures
* Support strong client relationships to encourage repeat and referral business
Qualifications:
* Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience)
* 5+ years of experience managing ground-up or large-scale multi-family projects for a general contractor
* Experience with podium, wrap, garden-style, or mixed-use residential projects preferred
* Strong understanding of multi-family sequencing, unit turnover, and MEP coordination
* Proficiency with construction management software such as Procore, MS Project, or P6
* Excellent leadership, communication, and organizational skills
* Ability to manage multiple phases, deadlines, and stakeholders in a fast-paced environment
