Key Responsibilities and Duties

Maintain the overall cleanliness, appearance, safety, and functionality of the property, encompassing both interior and exterior areas.

Perform routine, ongoing, and preventive maintenance tasks across various building systems, including electrical, plumbing, carpentry, painting, roofing, and HVAC.

Conduct regular inspections to identify potential issues and ensure adherence to safety and risk management standards.

Respond to and complete maintenance-related requests and work orders in a timely and efficient manner.

Troubleshoot and repair equipment and systems.

Support cost‑cutting initiatives by fixing rather than replacing parts when possible.

Potentially inspect work performed by contractors or vendors to verify adherence to quality standards.

Ensure job site safety and follow relevant safety regulations.

Provide excellent customer service to residents, tenants, and visitors.

Maintain accurate records of maintenance activities and work orders.

Required Skills and Abilities

Technical Skills

Proficiency in general maintenance procedures and tasks.

Knowledge of various building trades, including electrical, plumbing, carpentry, and HVAC systems.

Ability to read and interpret technical documentation, blueprints, and manuals.

Troubleshooting and diagnostic skills.

Safe use and operation of maintenance tools and equipment.

Soft Skills

Problem‑solving abilities.

Attention to detail and accuracy.

Excellent communication skills (both verbal and written).

Ability to work independently and as part of a team.

Time management and organizational skills.

Physical Requirements

Regularly required to stand, walk, bend, use hands to finger, handle, or feel and reach with hands and arms (including stooping, kneeling, crouching, or crawling).

Occasionally required to sit, climb or balance and talk or hear.

Must regularly lift and/or move up to 25 pounds and regularly move up to 50 pounds.

Must regularly work on a ladder and in outdoor weather conditions.

Vision abilities required include close vision, distance vision, and ability to adjust focus.
