Job Overview The Maintenance Technician will be responsible for day‑to‑day operating tasks and physical plant maintenance of the enclosed mall property, ensuring a safe, clean, and comfortable shopping environment for patrons and tenants. The role works closely with onsite and corporate teams to address property issues efficiently. Key areas of responsibility include vendor management, HVAC, roofing, plumbing, electrical, interior and exterior building maintenance, and external landscaping.
Essential Job Functions
Inspect all aspects of the physical plant daily and correct deficiencies promptly.
Address vendor issues, oversee repairs and report ongoing issues.
Direct and supervise all staff; maintain safety and integrity of buildings, systems, and equipment; ensure compliance with laws, codes, ordinances and environmental requirements.
Direct, supervise, and manage all vendors (janitorial, security, landscaping, HVAC, plumbing, electrical); monitor expenses to ensure best value.
Project future needs including capital improvements, repairs and operating requirements.
Obtain bids from vendors and suppliers; ensure contracts are approved by HPG corporate office.
Maintain knowledge of area market and competitors; stay involved with mall’s marketing program.
Keep knowledge of all interior and exterior systems (electrical, fire, HVAC, water, sewer, roofing, landscaping, parking) and procedures.
Liaise with Hull Property Group's construction group during tenant or property construction projects.
Assist tenants with maintenance issues and direct concerns to appropriate property management team member.
Perform administrative tasks such as completing reports, reviewing invoices, and other miscellaneous office tasks.
Be on‑call 24/7 for after‑hours emergency maintenance.
Assist Property Manager as needed.
Repair and maintain property and equipment; inspect interior and exterior regularly.
Assist in compiling information regarding service contractors, agreements and other projects.
Other duties as assigned.
Requirements
2+ years of facilities/building maintenance experience.
Availability for after‑hours emergency maintenance as needed.
Ability to work in a fast‑paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
