Onsite Maintenance Technician - Affordable Housing / Tax Credit Property Location:

Los Angeles, California – Magnolia City Lights

Compensation:

$22 – $25 Per Hour + Onsite Unit

Position Summary:

As a Onsite Maintenance Technician at one of our affordable housing communities, you’ll play a critical role in ensuring the functionality, safety, and comfort of our properties. From daily service requests to preventative maintenance, you’ll support the community by delivering responsive, high‑quality work while upholding our company values.

We’re looking for a hands‑on, solutions‑focused technician with experience in multifamily housing.

Essential Functions General Maintenance & Repairs

Perform a wide range of maintenance tasks including HVAC, plumbing, electrical, carpentry, and appliance repairs.

Respond to resident work orders promptly and complete repairs professionally and efficiently.

Diagnose mechanical issues and determine appropriate repair methods.

Replace and install fixtures such as faucets, outlets, lightbulbs, locks, and cabinets.

Provide exceptional customer service by responding to resident concerns with professionalism, empathy, and timely resolution.

Accurately manage work orders in the property management system to ensure clear documentation and timely follow‑up.

Preventative Maintenance

Conduct regular inspections of HVAC, electrical, and plumbing systems.

Complete scheduled preventive maintenance tasks to extend equipment life and minimize breakdowns.

Identify safety hazards and report larger concerns to the Maintenance Supervisor or Property Manager.

Unit Turnovers

Prepare vacant units for new residents by completing repairs, painting, deep cleaning, and appliance checks.

Ensure all units meet company standards before move‑in by conducting final walk‑throughs.

Common Area Maintenance

Maintain cleanliness and functionality of shared spaces including hallways, lobbies, community amenities, and grounds.

Perform light groundskeeping, trash pickup, and seasonal upkeep tasks as needed.

Safety & Compliance

Follow OSHA safety protocols and company guidelines for tool and equipment usage.

Maintain a clean, organized, and hazard‑free workspace.

Participate in on‑call rotation for after‑hours maintenance emergencies.

Be observant of potential hazards such as pool gates, fencing, lighting, and trip hazards.

Use appropriate PPE and small hand tools, gas‑powered tools, blowers, power washers, and other equipment following safety procedures.

Must have reliable transportation for on‑site and on‑call duties.

Maintain a service‑oriented mindset, professionalism, courtesy, and diplomacy with residents, vendors, and guests.

Ensure resident satisfaction by meeting excellent service standards.

Qualifications Education & Experience

High school diploma or equivalent required.

2+ years of hands‑on property maintenance experience (affordable housing experience a plus).

Training or certification in building systems, HVAC, or trades preferred.

Skills & Competencies

Strong problem‑solving skills across multiple trade areas.

Ability to prioritize tasks and work independently with minimal supervision.

Excellent communication and interpersonal skills.

Familiarity with property management systems or work order tracking software is a plus.

Preferred Certifications

HVAC Certification

EPA Certification for refrigerant handling

Work Environment & Physical Requirements This role requires regular physical activity and the ability to safely perform maintenance tasks both indoors and outdoors.

Work includes intermittent standing, bending, crouching, lifting/moving/carrying up to 50 lbs., climbing ladders, and walking on rooftops.

Operate small‑motorized equipment requiring manual dexterity.

Maintain normal hearing, vision, color discrimination, and depth perception.

Wear appropriate PPE including goggles, gloves, and masks.

Adapt to routine procedures with occasional deviation as needed.

Maintain excellent public‑facing and interpersonal skills.

Work in various outdoor conditions including heat, cold, damp, and rain.

Manage occasional exposure to chemicals, machinery, and power tools.

Minimize risk through adherence to safety training and company procedures.

Consistently demonstrate punctuality and reliable attendance.
