About the Role The Maintenance Supervisor oversees all maintenance operations of the community, ensuring service requests, preventive maintenance, personnel management, safety compliance, and customer service meet the community’s standards.

Essential Duties & Responsibilities

Maintenance Management: Regular onsite attendance, coordinate and respond to resident/work order requests, ensure repairs and replacements for common areas and units, inspect grounds and buildings daily, manage supplies inventory, maintain preventive maintenance program, keep the maintenance shop organized and OSHA compliant, teach safe work practices, participate in unit inspections, maintain accurate records, assist with office and common area upkeep, participate in on‑call emergencies, plan resource utilization, oversee quality of maintenance activities.

Personnel Management: Under the Community Manager’s direction, supervise, train, and schedule maintenance staff; monitor daily work progress; provide instruction; participate in performance evaluations; promote staff effectiveness through training, coaching, and leadership.

Customer & Resident Relations: Manage customer service, monitor response times, project a favorable image of the community, ensure consistency in resident interactions, enforce community policies.

Education & Experience

High School Diploma or Equivalent

EPA & CPO certification required; HVAC desired.

Basic computer skills and knowledge of on‑site software functions.

Understanding of Fair Housing Laws and OSHA requirements.

Physical Requirements MS – Small to Mid‑Sized Properties

Regular movement between work sites, communication, repetitive wrist/hand motions, object inspection, ability to work overtime, weekends, night hours on‑call.

Ability to move in tight spaces, traverse uneven terrain, climb stairs/ladders/ramps, use overhead work, operate machinery, power tools, motor vehicles/golf carts, handle >100 lb objects, work outdoors in varying weather, and handle hazardous chemicals.

Occasional stationary periods, standing/sitting for prolonged time.

MS – Large‑Sized Properties

Similar to small properties, with emphasis on larger staff and property scope.

License & Equipment

Reliable transportation required for on‑call emergencies.

Compensation & Benefits Salary: $28–$32 per hour. Benefits include medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, paid sick days, company holidays, and potential commissions or bonuses.
