Overview
This position is open to current Colorado residents only. The Division of Facilities Management – Northern District provides facilities management services to CDHS agencies and offices across the state. The role involves responding to building client issues during normal operating hours, traveling to multiple sites in the Northern Region, and performing a broad range of maintenance tasks.
Responsibilities
Perform general building maintenance: wall repair, flooring repair, painting, minor roof repairs, carpet repairs, window repairs, sprinkler system repairs, and fire alarm system repairs.
Conduct mechanical room inspections and repair, lock repairs, door repairs, hinge repairs, and fiberglass reinforced plastic (FRP) installation.
Perform HVAC troubleshooting and preventive maintenance: thermostat adjustments, filter changes, coil cleaning, belt replacement, greasing bearings.
Handle plumbing troubleshooting and repairs, including unclogging sinks, toilets, floor drains, and sewer lines.
Conduct electrical troubleshooting and minor repairs: light switches, receptacles, circuit breakers, electric door locks, and HVAC controls.
Complete administrative duties in Maximo: work order system, labor tracking, card reconciliation, and monthly status reports.
Maintain accurate record keeping for work orders and other computer tasks.
Provide Job Safety Analysis and monitor expenses within budget.
Assist supervisor with estimates and cost proposals for preventive, routine, and emergency maintenance.
Perform other duties as assigned.
Experience & Substitutions Requirements:
Four years of building maintenance experience, covering plumbing, carpentry, electrical, painting, HVAC, and ground maintenance.
Substitution:
Equivalent experience may be obtained through related education, formalized apprenticeship, or relevant experience totaling four years, with proof via transcripts or certificates.
Preferred Qualifications
Experience with advanced card access reader systems.
Basic computer skills: email, Google applications.
Familiarity with tools: voltage meters, tube benders, pipe cutters, hand‑held snakes.
Knowledge of electronic lock technology and appliances.
Understanding of hazardous material handling and protective clothing.
Strong oral and written communication, active listening, critical thinking, and problem‑solving skills.
Customer service orientation and attention to detail.
Ability to organize, plan, and prioritize work.
Manual dexterity requiring physical activity such as climbing, lifting, and handling materials.
Conditions of Employment
Full pre‑employment criminal background check; felony convictions or misdemeanors related to duties may disqualify.
State of Colorado residency at application and throughout employment; must maintain a valid, non‑restricted Colorado driver’s license.
Must pass Motor Vehicle Records Checks and a Tuberculosis test.
Requires annual influenza vaccination or a valid medical or religious exemption.
Must be available for call back, shift work, and emergency services without delay.
Must travel in state vehicles between sites and for training/meetings.
Use of hazardous materials, exposure to mechanical parts, electrical shock, or work in high places is part of the role.
