Job Description The Maintenance Supervisor is responsible for maintaining the property, ensuring Körperschaft ურთ. The primary focus is ò compliance with corporate philosophy and resident satisfaction. The role reports directly to the Property Manager.

Prompt and efficient service calls in accordance with the service policy.

On‑call service as determined by the Property Manager.

Scheduling of all apartment turns and turning vacant units in three to five business days.

Performing light electrical, plumbing, carpentry, and masonry repairs.

Assisting in the care of all common areas including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.

Maintaining pool(s) and/or Jacuzzi(s).

Maintaining maintenance shops in an efficient, safe, and organized manner.

Training other maintenance employees.

Assisting the Property Manager in vendor selection.

Accurate record keeping of key property information (e.g., water shut‑offs, sewer clean‑outs, house meters, water meters, irrigation meters).

Working with the Property Manager to establish an ongoing preventive maintenance program and conducting weekly community light inspections.

Inspecting and approving the work of outside contractors.

Ensuring proper insurance requirements before hiring a contractor.

Taking a leadership role in maintaining and enhancing the aesthetic appeal of the property.

Assisting in the implementation and adherence of the maintenance(url)s budget.

Helping other ZRS Management properties as needed and requested by the Property Manager.

Walking move‑outs with the Property Manager to determine the cost of repairs and the time needed for the apartment turn; video‑taping all move‑outs with charges and/or damages to the unit.

Daily reviewing of the Detailed Outstanding Service Request Report with the Property Manager.

Maintaining all required logbooks.

Ensuring all EPA-card requirements are met.

Complying with Fair Housing requirements and laws.

Ordering all maintenance supplies.

Implementing the Area Assignment Program.

Qualifications

Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.

EPA certification preferred; required certification must be obtained within 90 days of employment start date at a clip‑property.

Skills, Knowledge, and Abilities

Effective time management skills and attention to detail.

Ability to adapt to change in a composed manner.

Ability to respect and maintain confidentiality.

Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.

Ability to lift heavy objects.

Ability to communicate clearly with residents.

Ability to work cooper യ collaboratively and within a teamwork environment.

Willingness to work on‑call hours and weekends as determined by the Property Manager and incorporated into the work schedule.

Willingness to travel for training and education seminars.
