Maintenance Assistant- Facilities Management

Hours of work: M-F, 7am-330pm.
To perform basic buildings and grounds maintenance work at all County locations. Perform basic routine and preventative maintenance on heating, ventilating, air-conditioning (HVAC) systems, plus basic electrical, basic plumbing, and grounds maintenance.
70%- Perform Basic Routine Building Maintenance and Services
Perform basic maintenance, as directed, on HVAC systems including filters, belts,pumps, cooling towers, compressors, bearings and other equipment associated withHVAC systems.
Perform basic electrical work to include changing ballasts and light bulbs, and running electrical/tele/data wire.
Perform basic plumbing maintenance on sinks, toilets, faucets, piping, and drinking fountains.
Maintain, repair, and replace flooring, painting, and drywall as needed, and maintaining locks, shelving installation, picture hanging, furniture moving and assembly.
Repair office furniture, move office furniture, and transport furniture and other items to off-site facilities.
Deliver office supplies and deliveries.
Prepare room and furniture set-up/tear down for scheduled meetings.
25%- Maintenance of Buildings and Grounds
Snow removal and lawn care.
Exterior clean-up of window wells.
Landscape upkeep including planting flowers and shrubs, watering and weeding.
Cleaning of grounds including parking areas and ramps.
5%- Perform other duties as assigned
Ability to perform basic routine maintenance as assigned, on HVAC, electrical and plumbing systems.
Have the general understanding of building & grounds terminology, and systems.
Ability to follow rules, instructions, and procedures.
Ability to assess and determine proper course of action, ie. fire alarm, HVAC, plumbing, and electrical emergencies.
Must tolerate heat, humidity, cold, and other adverse weather conditions.
Ability to operate a variety of electric and non-electric hand tools, walk behind snow blowers, mowers, weed eaters, shovels, and sprayers.
Ability to prioritize work projects. Ability to work with contractors.
Graduation from a high school or its equivalent.
Must possess and maintain a current unrestricted (not due to corrective lenses) driver's license and auto insurance pursuant to the Rock County Administrative Policy and Procedure 5.02 and 5.27.
Able to pass a criminal background investigation due to working in secure facilities.
Ability to maintain confidentiality due to working in secure facilities.
Physical Elements: Lift, push, pull
Must be able to lift 50 lbs. Carry 50 lbs. up stairs; to roof. Pull 50 lbs. up to roof.
Shovel/push snow by hand (sidewalks)
Bending, squatting, kneeling
Must be able to bend, squat, kneel, in order perform maintenance activities on cell - combi-units, security elements, dispatch stations, and plumbing chases.
Under floor work, run wiring, change equipment.
Climbing, overhead work
Must be able to climb stairs, ladders, roof access ladders.
Must be able to work for a sustained period of time on ladders to change lights, repair fixtures, door maintenance.
Must be able to work off a lift platform/climb scaffold.
Equipment Use:
Variety of electric and non-electric hand tools, multi-meter testing equipment, sewer augers, lift platform, scaffolding, walk behind snowblowers, mowing equipment, weed eaters, hand shovels, weed sprayers.
Operation of motor vehicles including pick-up trucks with plow and salter attachments, box trucks, lift gates, tractors and skid steers with a variety of grounds keeping attachments.
Working Conditions:
Both indoor and outdoor work during all four seasons - Winter, with cold, ice and snow; Summer, with high heat and humidity.
