This position assumes total responsibility for the "physical plant." It involves monitoring, identifying, and communicating problems across various maintenance areas such as carpentry, electrical, HVAC, plumbing, painting, flooring, and general repairs. The role includes making recommendations, performing repairs, and implementing preventive maintenance according to company procedures. Your Responsibilities: Maintain a safe and secure environment throughout the building(s). Supervise, train, and direct maintenance staff via work orders. Plan, monitor, evaluate, and coach staff performance. Assess repair needs and estimate repair times, determining when professional assistance is needed. Oversee service contractors and maintenance providers. Manage inventory and procurement of maintenance supplies. Develop response plans and manage crises to ensure disaster preparedness. Complete repair reports and work orders. Be on call for emergencies and property projects. Schedule and assign work responsibilities. Request materials and tools as needed. Manage preventive and reactive maintenance schedules. Oversee or participate in equipment maintenance and installation. Train employees in maintenance tasks. Follow safety procedures to maintain a safe work environment. Perform repairs in carpentry, electrical, plumbing, painting, flooring, and other minor building repairs without requiring permits, following safety protocols. Skills & Qualifications: High school diploma or equivalent preferred; ongoing industry education. HVAC or related trade licenses/certifications may be required. Strong skills in HVAC, plumbing, electrical, and general repairs. 3-5 years of experience in building trades or maintenance. Supervisory experience preferred. Proficiency in Microsoft Office applications. Effective communication skills. Customer service and interpersonal skills. Valid Florida driver’s license. Physical Requirements: Lift up to 50 lbs safely. Work in various positions and environments, including heights and outdoor conditions. Climb ladders and work at heights up to 21 ft. Perform repetitive motions and handle materials up to 50 lbs. Communicate effectively in spoken and written form. Supervisory Responsibilities:
