Property Management Controller
A company in Laguna Beach is seeking a Property Management Controller to join their team. This is a full-time (or almost full time), exempt, salaried position. The hours are 9AM to 5:30PM with some flexibility for the hours. This is a temp to hire position with a pay of $38-43 per hour based on experience. The office atmosphere is quite casual, low key and cooperative. Minimum Requirements
Four-year degree in accounting or finance (being a CPA is a plus) Knowledge of major property management systems (PMS), such as AppFolio, Yardi, or Buildium, or similar systems Experience in property management (preferred, but may make exception) QuickBooks experience Other Requirements
Knowledge of real estate law, tenant rights (can be learned on job) Client-relations skills Ability to "wear many hats" Ability to communicate clearly and concisely, both verbally and in writing Responsibilities
Daily trust account reconciliation (~approximately 1,000 transactions/month) Account payables (primarily for owner properties) Expense/Income reporting for clients Rent collection (95%+ on time) Owner draw disbursements (monthly) Management fee payments 1099 reporting Billing for non-rental clients (referred to as estate management services) Year-end tax preparation for owners Miscellaneous management fee aggregation On-boarding and off-boarding of owners and tenants Leveraging PMS for various tasks (applications, rent increases, listings, etc.) Assistance with screening new tenants Benefits Once Hired On
9+ paid holidays per year Up to 12 paid personal days (accrued one day per month after first 90 days) Friday lunches and other perks. Compensation / Pay Rate (Up to): $38.00 - $43.00 Per Hour
