A Project Manager - Multifamily Production plays a crucial role in overseeing and delivering architectural projects from inception to completion, ensuring they are executed on time, within scope, within budget, invoiced in a timely manner and collected upon. As a key member of our team, you will work closely with clients, architects, engineers, and contractors to ensure project success and client satisfaction.

At AO, a Project Manager manages and coordinates all aspects of assigned projects including internal coordination with the Project Team, Project Admin and Functional Area Staff. The Project Manager has full responsibility for managing all aspects of multiple projects, prepares strategic plans for project success, is responsible for the coordination of all project efforts, administrative and technical, to ensure the most efficient and cost-effective execution of assigned projects. The Project Manager serves as the primary client liaison to bring the schedule, budgets, and scope of work to completion and to the client's satisfaction; actively manages client and project budgets, schedules, programs and relevant AR Collection efforts; project communications and documentation; office administrative tasks; and project team assignments. The Project Manager is responsible for the estimation of fees, determines scope of work, and prepares proposals and contracts in cooperation with Project and Legal Administrative support.

Key Responsibilities:

Project Leadership:

Oversee the development of comprehensive project plans, including scope, schedule, budget, and resources allocation, in collaboration with the design team and stakeholders.

Client Interaction:

Act as the primary point of contact for clients, maintaining strong client relationships, addressing concerns, and ensuring project alignment with client goals.

Team Leadership:

Lead project teams, including architects, designers, engineers, and contractors, ensuring effective communication and collaboration throughout the project lifecycle.

Budget and Cost Control:

Monitor project budgets, track expenses, and implement cost-control measures to ensure projects are delivered within budgetary constraints.

Schedule Management:

Create and maintain project schedules, identify potential delays, and implement strategies to keep projects on track.

Quality Assurance:

Uphold the firm's commitment to design and production excellence and ensure project deliverables meet quality standards and client expectations.

Construction Administration:

Assist in the administration of construction contracts, including site visits, responding to RFI's, and reviewing submittals.

Risk Management:

Identify and mitigate project risks, develop contingency plans, and proactively address issues as they arise.

Permitting and Compliance:

Ensure all necessary permits and regulatory approvals are obtained and that projects comply with local building codes and regulations.

Documentation:

Oversee the preparation of project documentation, including drawings, specifications, contracts, and reports.

Progress Reporting:

Provide regular project status updates to clients, senior management, and stakeholders, including progress reports and presentations.

Collections

Assists in the collections on relevant invoicing, works through invoicing and collection issues to satisfactory resolution and collection.

Mentorship

Support the professional growth and development of junior architects and provide guidance in their career progression.

Organizational Cooperation and knowledge

Demonstrates understanding of, cooperates appropriately and follows appropriate guidance from leadership and internal resources such as the Functional Areas, and AO Sanctioned committees (e.g: standards committee(s))

Qualifications

Bachelor's or master's degree in architecture, Engineering, Construction Management, or related field. 5+ years of proven experience as a Project Manager in an architectural services firm or related industry. Proficiency in Revit, and other industry-standard software. Strong leadership, communication, and interpersonal skills. Excellent problem-solving and decision-making abilities. Excellent knowledge of architectural design principles and construction processes. Facility with building codes, regulations, and permitting processes. Excellent communication and teamwork skills.

Ability to read, interpret, and communicate the meaning of documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence.

Mathematical skills

Intermediate/Advanced skills: ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry with no assistance.

Reasoning and critical thinking ability

Intermediate/Advanced skills: possessed of a strong common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations with little or no supervision.
