We are seeking a seasoned and organized

Project Manager

to oversee capital improvement initiatives across our portfolio of co-op and condo buildings throughout New York City. This is a

project-based, independent contractor

role—ideal for someone with construction oversight experience and deep knowledge of NYC's regulatory and permitting landscape. You’ll own project timelines, ensure vendor accountability, and keep key stakeholders informed from start to finish.

This is not a desk job—it’s a dynamic, field-based role that requires initiative, accountability, and strong technical acumen.

Part Time

Project Manager – Capital Projects (Part Time or 1099 - Independent Contractor)

Location:

New York City (Primarily Field-Based) Schedule:

Project-Based (20 hours/week guaranteed) - must be available Monday to Friday. Compensation:

Competitive hourly rate (up to $70/hour depending on experience and scope) Reports to:

Director of Property Management

Requirements

Capital Project Oversight

Lead and monitor capital projects including façade repairs (Local Law 11), boiler and roof replacements, elevator modernizations, and energy retrofits

Conduct regular site visits and attend weekly project meetings with consultants and contractors

Track deliverables, review change orders, requisitions, and consultant invoices

Stakeholder Coordination

Maintain strong lines of communication with internal property managers, board members, engineers, and vendors

Provide weekly project updates and reports for internal and board use

Ensure filings, permits, and inspections are properly managed through NYC agencies (DOB, HPD, etc.)

Vendor & Procurement Coordination

Manage

vendor relations, contract negotiations, and procurement processes

to ensure cost-effectiveness and efficiency.

Track vendor performance, agreements, and renewals to maximize cost-effectiveness.

Ensure timely processing of invoices, approvals, and expense management.

Qualifications & Skills

5+ years of experience managing capital projects for NYC multifamily buildings required

Deep understanding of Local Law 11, mechanical systems, and city permitting

Strong communication and leadership skills with the ability to work independently

Proficiency with project tracking tools (Procore, MS Project, etc.) is a plus

Familiarity with co-op and condo board processes and decision-making structures is

Work Environment & Schedule

This is a

part-time position

that guarantees 20 hours a week, and is mainly based on fieldwork.

Occasional

evening or weekend availability

may be required for urgent operational matters.

This is a part-time, independent contractor role. You will be expected to manage multiple active projects, communicate proactively with stakeholders, and maintain rigorous documentation. A minimum of

20 hours per week is guaranteed , with flexible scheduling based on project needs.
