Job Description
The Construction Superintendent will be responsible for overseeing, managing, and directing all phases of a project from start to finish. The ideal candidate will possess strong leadership abilities, enabling them to take charge of the project and deliver successful outcomes. This role requires a balanced presence, with half of the time spent on-site in the field and the other half in the office.
Tasks and Responsibilities
Management: Oversee daily field activity of construction projects. Allocate resources for assigned projects. Supervise onsite personnel and subcontractors. Build a construction schedule, schedule subcontractors and suppliers, and make necessary changes to meet deadlines. Manage projects from the field with constant communication with the Construction Project Manager. Coordinate job site meetings. Drive cost-effective project management techniques and strategies in the field. Educate landlords and tenants on aesthetic and practical choices for build-out. Mediate between landlords and tenants to find workable solutions that appeal to both parties. Quality Control: Maintain high standards of workmanship that adhere to original plans and specifications. Verifying all work is completed correctly as per the construction documents. Maintain clean and safe job sites with experience in all types of finish protections. Reporting and Documentation Prepare daily field reports. Maintain weekly construction safety meetings and reports. Prepare a project punch list and communicate with responsible parties. Create estimates for build-out projects, including labor, supplies, materials, and other ancillary costs. Communication and Coordination Interface with project inspectors, contractors, architects, engineers, city and county officials, and clients. Negotiate with subcontractors to receive reasonable change order costs. Communicate with office personnel to ensure the project is being constructed consistently with the project documents and contract scope of work. Communicate with property managers, subcontractors, and suppliers as needed. Meet with building owners and tenants to discuss build-out specifications and improvements. Minimum of 5 years of experience as a Project Superintendent in the construction industry. Preferred 5 to 8 years of experience in build-out construction. Proficient in Windows operating systems and associated software Experience working on smartphones and tablets Excellent phone, email and communication skills. Knowledge of local codes and construction practices Experience in scheduling, field supervision, quality control and production of all phases of construction. Driver's License required. Strong Computer skills (M.S. Office, M.S. Projects, Autodesk Construction Cloud, Smartsheet, Revit experience a plus). Ability to work with numerous contractors and sub-contractors in an efficient manner Must portray a professional appearance and positive attitude. OSHA training is a plus. Knowledge and experience in Construction Project Management. College degree in Construction Management or Engineering is a plus.
