Check HVAC systems to see if they are functioning. Adjust accordingly for outside temperature
nTimely completion of work lists
nCheck chemical treatment systems (if applicable)
nMaintain HVAC units including filter replacements, as directed
nRepair mechanical equipment as needed or directed
nRun HVAC systems efficiently and adjust for day to day changes in weather conditions
nKeep a log of maintenance performed
nOversee all HVAC work performed by others
nHandle HVAC complaints
nCheck HVAC, door, lighting time clocks and mark sign-in sheets
nWalk-through building spaces regularly to check for temperature irregularities
nCheck vacant spaces regularly
nCheck exterior lighting twice a month
nElectrical including bulbs/ballast replacement, plumbing, painting and carpentry as
nrequired
nLock/keys – repair and install new locks, prepare all necessary keys and provide keys
nto main office
nHave keys to every space, marked and organized and be knowledgeable of the various
nkeys; be able to enter spaces quickly
nPatrol building exteriors for garbage, sweep lots and walks as needed
nMeet with contractors as necessary, monitor work
nReport to your immediate supervisor any Brokerage request for showing or door opening of office space
nMonitor all subcontracted work
nAssist in roof maintenance repair work as needed, keep drains clear
nSnow/salt or other ground work as required
nLandscape work as required, maintain landscaping at a high level – water flowers and
ngrass as needed
nMiscellaneous trouble shooting and problem solving
nMaintain an inventory list for janitorial and electrical supplies
nMonitor utility usage and be responsible for building energy management (including
nbut not limited to) time clocks and preventive maintenance
nErrands as required, including picking up supplies at various vendors as required
nMove equipment, tools or supplies between properties as required
nProvide own tools as needed for typical job responsibilities
nMaintain phone communications at all times
nReport any facility problems to immediate supervisor
nWear “Imperial Realty” shirts during working hours
nUse protective hearing, eyewear and shoes when necessary
nMaintain building systems including interior/exterior lighting, HVAC, thermostats,
nlife safety and building security
nIdentify and rehabilitate energy wasters
nPatrol parking areas and monitor, issue tickets where required
nJanitorial work (including but not limited to) cleaning, mopping, shampooing of carpets, vacuuming, glass cleaning
nas required
nCarpet protectors and refrigerator checks for basic compliance
nMonitor dumpsters to avoid extra charges
nDistribute bulbs to tenants, have tenant sign purchase sheet and mark building bulb/ballast control log
nPatrol tenant and vacant spaces for loose carpet threads, stained ceiling tiles when tenants are not present
nProperly mark store purchase receipts and submit packets accordingly
nMonitor tenant move outs and move ins
nCheck contract janitorial work – notify supervisor of any problems
nReport any building problems to your immediately supervisor(s
