LIV Development Direct message the job poster from LIV Development The Vice President of Property Operations is responsible for the strategic oversight and optimization of LIV Development’s portfolio of multifamily properties. This position is responsible for driving financial performance, enhancing asset values, and ensuring alignment with the Livano brand vision. The Vice President of Property Operations leads the Asset Management and Property Operations team, collaborates with executive leadership, and fosters key external relationships to achieve long-term business objectives. This position serves as the primary liaison between LIV Development and third-party property management partners. Primary Responsibilities Develop and execute a comprehensive strategy to maximize the financial performance, value, and market positioning of LIV’s multifamily portfolio. Establish performance benchmarks, ensuring alignment with investor goals and LIV’s long-term vision. Partner with executive leadership to set investment priorities, capital allocation strategies, and risk management frameworks. Oversee the development of annual portfolio business plans, integrating financial, operational, and resident-centric objectives. Work in collaboration with the pre-development team to align site planning and property design with optimal performance. Lead, mentor, and develop members of the Asset Management and Operations team, fostering a high-performance culture of accountability, innovation, and collaboration. Provide strategic guidance on property-level challenges, such as leasing strategies, budget variances, or operational decisions. Conduct performance evaluations, set professional development goals, and ensure the asset management and operations team aligns with LIV’s brand and operational standards. Represent property operations and asset management functions in executive discussions, advocating for resources and strategies to enhance portfolio outcomes. Collaborate with the Director of Property Operations and other department heads to ensure seamless integration with development, construction, and marketing efforts. 3. Financial Performance & Value Optimization Lead the strategic review and approval of leasing plans, and rental rate strategies, ensuring alignment with market conditions and portfolio goals. Prepare and present portfolio performance reports to executive leadership and investors, highlighting achievements, risks, and strategic recommendations. 4. Stakeholder Engagement & Investor Relations Communicate with investors and deliver updates on portfolio performance. Build and maintain strong relationships with third-party property management partner to support portfolio objectives. Represent LIV at industry events, conferences, and investor meetings to enhance the company’s reputation and build the Livano brand. 5. Operational Excellence & Brand Alignment Collaborate with the Director of Operations to ensure properties deliver exceptional resident experiences while maintaining operational efficiency and brand consistency. Oversee the implementation of LIV’s brand initiatives, such as resident engagement programs and industry-leading amenities, to drive retention and lease renewals. Monitor third-party property management performance, ensuring compliance with LIV’s standards, local regulations, and industry best practices. Provide strategic oversight for transitions from construction to operations, ensuring smooth handoffs and alignment with leasing goals. Ensure properties are competitively positioned through strategic branding, marketing, and amenity offerings to enhance property valuations. Qualifications Bachelor’s degree in finance, real estate, business administration, or a related field. 7+ years of experience in real estate, with at least 3 years in a senior leadership role overseeing multifamily portfolios. Proven track record of driving portfolio performance, increasing asset value, and delivering superior returns for investors. Strong leadership and mentorship skills, with a demonstrated ability to lead high-performing teams and foster collaboration. Outstanding communication and presentation skills, with experience engaging investors, senior leadership, and external stakeholders. Proficiency in real estate software (e.g., Yardi, Entrata) and data analytics tools to support strategic decision-making. Strategic thinker with a proactive approach to identifying opportunities and mitigating risks. This is an in-office position based in LIV’s Birmingham, Alabama headquarters, reflecting the highly collaborative nature of our work. The role requires frequent travel to portfolio properties.
