Gorman & Company is seeking a strategic and experienced Director of Property Management to lead operations across our Colorado affordable housing portfolio. We’re looking for a seasoned leader with deep knowledge of the Colorado market, experience with turning properties around, and a strong track record in affordable housing compliance and operations.

What You’ll Do: Oversee physical, financial, and compliance performance for a regional portfolio of affordable housing assets. Support and guide Regional Property Managers, on-site teams, and cross-functional partners (Compliance, Asset Management, Facilities, etc.). Collaborate with Resident Services, investors, and public agency partners to ensure strong performance and lasting impact. Lead financial planning and reporting: budgets, forecasts, and monthly reviews. Improve key performance indicators (occupancy, A/R, A/P, bad debt, etc.) through data-driven decision-making. Mentor and grow your teams — implementing SOPs, training, and leadership development. Conduct regular property visits to ensure team engagement, compliance, and operational excellence. Act as a cultural ambassador — building trust, accountability, and alignment with Gorman’s mission.
What We’re Looking For:
10+ years of progressive leadership in property management as a VP/Director overseeing a team of Regional Property Managers. Strong experience with LIHTC, Section 8, and Public Housing programs is required. Proven track record of turning around underperforming or distressed assets. Solid knowledge of Colorado’s affordable housing landscape and regulatory environment. Local to Colorado with ability to be on-site. Bachelor’s Degree required. Strong communication, financial acumen, and team development skills. Valid driver’s license and ability to travel across the state (overnight travel required). Preferred:
Experience using RealPage OneSite. Experience working with service-enriched housing models. Bilingual skills a plus.
