Description Maintenance managers are responsible for an organization or facility's overall maintenance, whichincludes ensuring that equipment is operated and maintained according to manufacturer specifications,work performed meets safety requirements, and all maintenance workers follow appropriate federaland state safety guidelines. The specific duties of maintenance managers vary according to the specificindustry or organization, but generally include creating and following preventive maintenanceschedules, overseeing a staff of maintenance or custodial staff, and inspecting and testing equipment orbuilding systems. Daily responsibilities: Oversee and direct equipment installation, facilities equipment repair,and preventative maintenance. Inspect and evaluate physical grounds and related equipment. Coordinate with outside contractors to perform activities, repairs, preventive maintenance onbuilding equipment, and building and grounds appearance. Purchase and manage all related maintenance supplies and plant equipment repair parts for allequipment in facility. Walk and inspect the community. Perform light plumbing work: investigate leaks, snaking drains, p-traps, etc. Perform light electrical work: change out light bulbs, light sockets and switches, light fixtures, etc. Perform light carpentry work: dry wall, paint, patch, repair, etc. Perform HVAC, flooring, mechanical, and building repair work. Review and prioritize work orders. Follow-up with Site Manager and homeowners on work performed. Manage routine, preventative, and capital projects. Manage maintenance contractors and vendors. Inspect and ensure equipment is in working order. Ensure safety, code and compliance. On-call and respond to emergencies during nights, weekend, holidays. Other duties as assigned. Qualifications

Bachelor’s Degree preferred. 5+ years of general maintenance experience with 3+ years of Management and/or Supervisory experience. Knowledge of general maintenance requirements; electrical, HVAC, and plumbing codes (documentation, safety, required reporting, regulations, etc.). Knowledge of State and local governmental and OSHA worksite and personal safety requirements. Professional communication skills (phone, interpersonal, written, verbal, etc.). Professional customer service skills. Time management and time critical prioritization skills. Self-motivated, proactive, detail oriented and a team player. #LI-PK1
