We are currently seeking an Accounting Associate to assist the Finance Manager and General Managers at two property management assignments; 303 East Wacker and Aon Center. This position works under the supervision of the Finance Manager and General Managers and will split time between the two locations. This position will report to the General Manager at 303 East Wacker. Job Expectations: Have a comprehensive technical and functional understanding of all finance and accounting systems & processes. Oversee month-end and quarter-end close activities and ensure integrity and accuracy of reported results. Assist in the preparation and distribution of monthly financial reports. Accurately analyze and explain key revenue and cost drivers and month end variances. Assist in the oversight of Accounts Receivable Process

monitor cash receipts, review and bill tenant recurring charges, reconciliations and billing adjustments. Prepare abstracts for new leases, amendments, extensions and contractions for property manager review. Assist in the oversight of the Accounts Payable Process

Review invoice coding and approvals and ensure proper audit trails are in place. Develop a thorough understanding of the Lender requirements and be proficient in the reporting, funding and distribution requirements of the Loan Documents including monthly draw requests. Assist with the annual budget preparation including revenue, operating expenses and Capital. Assist with the strategic planning, budgeting and forecasting activities. Work with third party management contracts to ensure accurate financials. Prepare and track accruals and accrual entries, as needed. Assist with proactive monitoring and reviewing of team reporting and data to ensure completeness, validity and accuracy. Assist with annual tenant CAM reconciliations. Assist with Capital Expenditure tracking and reporting. Assist Finance Manager and General Managers in responding to Tenant and Ownership requests for information. Assist with the annual third-party ownership financial audit to ensure proper compliance. Assist in the review and response to Tenant Operating Expense audits, as needed. Developing an overall understanding of the fundamentals of Property Management and work collaboratively with all disciplines including Engineering, Operations, Security and Administration. Excellent verbal and communication skills. Excellent computer skills particularly in the Microsoft Suite of products and Yardi. Strong attention to detail. Strong analytical and organizational skills. Team player. Estimated total compensation for this position: 62,000.00
