Apartment Maintenance Manager - Catons Villas
Catons Villas, a premier community located in Catonsville, MD, is seeking an experienced Service Manager to lead the property's maintenance operations. In this vital role, you will be responsible for overseeing all daily maintenance functions, including scheduling and managing contractors and vendors, coordinating work orders and apartment turns, and addressing resident concerns. Previous experience as a residential maintenance manager is strongly preferred. An active HVAC certification is required. Starting Pay: $27.00 per hour (commensurate with experience and certifications) Comprehensive Benefits Package: Medical, dental, and vision insurance 401(k) with company match Paid Time Off (PTO) and sick leave Rental discount for eligible full-time associates at WPM-managed properties Phone and auto allowance Bonus potential Key Responsibilities: As the Service Manager, you will: Lead and perform diagnostics and repairs in HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance, and unit turnovers Work collaboratively with the Property Manager to achieve operational goals and maintain compliance with company policies and guidelines Conduct regular property inspections and identify maintenance needs Manage the move-in and move-out process, including scheduling and completion of apartment turns Coordinate and perform preventative maintenance tasks Maintain and update work order systems Schedule and oversee contractors, vendors, and third-party service providers Provide clear communication and status updates to residents and staff Required Knowledge, Skills & Abilities: Active HVAC Certification Proficient in plumbing, electrical, and carpentry repairs Strong understanding of OSHA safety standards and regulations Excellent time management, prioritization, and organizational skills Effective written and verbal communication abilities Superior customer service with professionalism, tact, and patience Ability to quickly learn new technologies and software applications Demonstrated cultural sensitivity and respect for diverse communities Valid driver's license and reliable transportation Education & Experience Requirements: High school diploma or equivalent Minimum of five (5) years of experience in residential multifamily or facilities maintenance If you're a skilled maintenance professional ready to lead a dedicated team and ensure residents feel at home, we'd love to hear from you!
