The Folger Shakespeare Library, located on Capitol Hill in Washington, DC, is seeking a disciplined leader to join our Operations and Facilities department and lead the Facilities Team as the Head of Facilities. Under the supervision of the Director of Operations, the Head of Facilities is responsible for the appearance, condition, and climate control of all Folger properties, including our historic buildings containing a priceless collection of books, art, and other objects; a 4-floor office building; and 6 residential buildings. They will oversee the facilities staff in the care, cleaning, and maintenance of all facilities, manage construction and repair projects, ensure proper climate control, and play a key role in the planning and execution of all capital improvement projects at the Folger. Standout candidates will have excellent interpersonal communication and project management skills. They will be self-motivated team players with the ability to motivate and lead teams. They will have demonstrated creative and strategic thinking and show the ability to both take initiative and the willingness to learn. Candidates will need to have prior experience supervising facilities and operations teams. Candidates with knowledge or experience of supporting historical buildings are strongly desired. The standard schedule for this role is Monday-Friday, 8:45am-4:45 pm, which is a 35-hour work week. The candidate must have the ability to work varying additional hours as project demands arise (including evenings and weekends, as necessary), as well as be part of a team that is required to respond when contacted regarding emergencies. This position is an entirely onsite role. The selected candidate will need to be within a commutable distance to the D.C. office (DC, MD, VA) by their start date. Compensation: This is a monthly-paid salary position, with a pay range of $95,000 - $115,000 annually. Total compensation includes an extensive benefits plan, including fully covered health, dental, and vision insurance for the individual and a generous 403b contribution and match. Supervisory Duties: This position supervises a Facilities team of 5: 2 Facilities Managers (Operations and Projects), 1 Lead Engineer, and 2 Building Services Technicians. Duties: Capital Projects and Facility Improvements Manages and updates the long-term Capital Improvement Projects plan by identifying infrastructure needs, estimating timelines and costs, coordinating with leadership on strategic planning, and ensuring plan remains responsive to building conditions and organizational growth. Recommends and tracks equipment and infrastructure replacement schedules. Serves as Project Manager for large construction projects and delegates small projects to Facilities Managers. Ensures compliance, safety, and quality workmanship across all phases of construction. Assists the Director of Operations in managing the Capital Improvement Projects budget and makes cost recommendations related to facility priorities. Consults with historic preservation consultants to ensure all repairs, restorations, and improvements meet industry standards and regulatory requirements for historic buildings. Operations, Maintenance, and Building Systems Oversees the team responsible for repair and maintenance operations of all Folger buildings and infrastructure, including HVAC, plumbing, electrical, carpentry, masonry, landscaping, cleaning, pest control, and waste management. Monitors physical plant equipment condition and life cycle; plans for and recommends future replacements. Maintains and enforces a work order system for reporting, managing, and tracking repair and maintenance tasks and requests. Oversees building automation and control systems for HVAC, lighting, irrigation, AV, and other essential systems. Coordinates with IT, Facilities, and other relevant teams to ensure reliable, integrated system performance. Collaborates with Director of Operations and Facilities Managers to implement sustainable practices in building systems and operations including energy efficiency and waste reduction. Collaborates with the Conservation and Preservation Team to ensure facilities operations meet environmental industry standards for the preservation of the collection (e.g., HVAC operation, Integrated Pest Management (IPM), and maintenance procedures). Provides logistical and physical support necessary for Folger programming and events including room setup, building automation, lighting, equipment rentals, cleaning, and staffing. Assists Director of Operations in space planning and implementation of workspace modifications. Oversees operation of Folger's residential buildings including housing reservations, payments, maintenance, and guest satisfaction. Ensures that housing operations and maintenance run smoothly with minimal disruption to residents and the prioritization of guest needs and comfort. Facilities Administration and Compliance Drafts, reviews, and monitors the Facilities operating budget. Maintains documentation of the Folger buildings and its systems, including design and construction drawings and project files, as-built drawings and Operations & Maintenance (O&M) manuals, and Safety Data Sheets (SDS). Coordinates with Finance to ensure maintenance and renewals of all Facilities-related certificates, licenses, and inspections. Seeks required permits and manages inspections for all projects and activities. Ensures compliance with federal and local government reporting requirements (e.g., DOEE). Develops metrics and prepares reports on maintenance trends, energy usage, capital project progress, and team performance to assist Director of Operations in long-term planning. Manages and participates in the on-call emergency rotation for facility-related issues (e.g., water infiltration, disruptions to HVAC, plumbing, electrical, or natural gas systems, fire alarms, environmental threats such as floods, snow, or ice). Evaluates severity of emergencies, communicates promptly with Director of Operations and other Senior Directors, and dispatches Facilities staff and contractors to resolve issues and protect the building and its assets. Partners with Head of Safety and Security to establish and implement the Folger's Emergency Response Plan. Infrastructure Support: Safety, Security, and IT In collaboration with the Head of Safety and Security and the Head of Information Technology: Establishes and maintains Facilities Team protocols to ensure a safe working environment. Ensures Facilities staff complete applicable safety training (e.g., OSHA, CPR). Maintains up-to-date Safety Data Sheets (SDS) documentation and hazardous material logs. Identifies, documents, and performs abatement, removal, and/or disposal of hazardous materials. Maintains all physical security systems (e.g., card access devices, physical locks, cameras, and other security-related hardware). Oversees regular inspections, testing, and maintenance of fire detection and suppression systems (e.g., fire alarms, smoke detectors, VESDA, sprinklers, clean agent systems). Ensures building systems provide reliable power, conditioned environments, and sufficient monitoring for safe and efficient IT operations. Provides Facilities support to aid in the installation and execution of IT systems improvements and maintenance. Vendor and Contract Management Evaluates performance of current vendors and seeks competitive bids. Recommends vendor selection to Director of Operations based on quality, compliance, and cost. Oversees contract execution and vendor accountability. Works with Finance to align vendor contracts with institutional policies and budget frameworks. Staff Leadership and Team Management Manages and mentors the Facilities Team. Assigns duties, conducts performance evaluations, and communicates clear performance expectations. Resolves staff complaints and grievances or escalates as needed. Demonstrates continuous effort to improve operations, streamline work processes, and work cooperatively to provide quality customer service. Ensures safe and efficient daily operations of all facilities and staff. Performs other duties as assigned. Education and Experience: College degree in engineering, construction, or architecture discipline, or an equivalent combination of education and experience. At least 8 years of relevant experience, with a minimum of 5 years' experience supervising facilities and operations teams. Familiarity with construction project management and climate control systems is required. Experience with BIM modeling and CAD applications, such as AutoCAD and Revit, is highly desired.
