Design and Construction VP – Senior Living

(D&C VP – Senior Living). The D&C VP will oversee all phases of entitlements, design, and construction management, including pre-development, site due diligence, programming, design, construction, close-out, and budget reporting. Essential Functions Develop project master schedules in coordination with Business Development, Finance, Leasing, architects, general contractors, and other stakeholders, ensuring compliance with NexCore standards. Review contract documents, plans, engineering, bids, and scope of work to ensure project delivery aligns with plans and specifications; monitor on-site personnel for successful outcomes. Attend site safety meetings, subcontractor meetings, and quality control inspections; conduct tenant update meetings. Obtain permits and licenses from Authorities Having Jurisdiction (AHJs), enforce compliance, and document project progress, risks, and mitigations. Ensure smooth project transition to asset management and complete closeout activities, including punch list completion. Collaborate with Development Managers on RFP creation, proposal analysis, and maintain relationships with architects and contractors. Negotiate agreements with legal support, enforce contractual documents, and maintain positive relationships with third parties. Manage payments, construction draws, change orders, lien releases; review and approve pay requisitions. Control project budgets for core, shell, and tenant improvements. Communicate regularly with internal teams regarding project issues, design, cost, and schedule updates. Identify process improvement opportunities and assist in redesign, documentation, and training efforts. Oversee site due diligence including environmental assessments and surveys. Manage multiple projects simultaneously in a fast-paced environment; travel required. Requirements Bachelor’s Degree in Construction Management or related field. 10+ years experience as a Senior Project Manager or Project Manager in real estate development or general contracting.
