About This Opportunity:

Plans, schedules, supervises, and performs the day-to-day general maintenance and repair of buildings, grounds, and equipment; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; performs a variety of skilled maintenance work for buildings and grounds, plumbing, electrical, and carpentry work as well as routine maintenance and repairs. Key Responsibilities: Plan, assigns, coordinates, supervises and evaluates work of the assigned staff and outside vendors; instructs and trains employees in proper methods and procedures; monitors work in progress and upon completion for quality, completeness and compliance with established policies and standards; conducts performance evaluations of subordinate employees. Oversees and coordinates the maintenance and repair of minor mechanical malfunctions and preventative maintenance on heating and air conditioning equipment; performs minor adjustments; lubricates and cleans equipment, appliances, and/or machinery. Oversees and performs preventative maintenance of Salvation Army vehicles; monitors and replenishes all fluid levels; inspects, tests, adjusts, and repairs all physical plant machinery, heating, cooling, piping, and electrical systems, and records maintenance in accordance with schedules. Researches, negotiates, and secures all outside contractors for both routine service (i.e. fire alarm systems, elevators, HVAC, water treatment), and special services such as renovation, all under the guidance and approval of the Properties Manager; explains maintenance and repairs desired/needed. Assists the Properties Manager with conducting preventative maintenance inspections and completing PMI reports, which will include life safety surveys. Physical Requirements and Working Conditions: Ability to meet attendance requirements. Ability to read, write, and communicate the English language effectively. Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects. Ability to perform continuous walking, stooping, standing, and some climbing. Ability to work under the pressure of deadlines and time constraints. Ability to drive a vehicle safely and in compliance of all laws and regulations. Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting. Physical duties may be relieved by brief or occasional periods of sitting. Extensive amount of physical effort required associated with lifting, moving, and carrying heavy objects (more than 50 lbs.) frequently. Work is usually performed in a normal office environment; however, work requires driving a vehicle and working outdoors with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like. Education and Experience:

High school diploma or G.E.D. required with two years coursework from a vocational or technical school in heating, ventilation, HVAC, plumbing, electrical, or construction trades, AND Three years experience performing maintenance of heating and cooling systems with at least one year in a supervisory capacity, OR any equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Valid State Drivers License HVAC Certification Electrical and Plumbing Certifications (Preferred) 504 Coordinator Training (Preferred)
