The Director of General Services is responsible for providing strategic and operational leadership for Plant Operations, Facilities & Maintenance, Security, Environmental Services (EVS/Housekeeping & Laundry), and Risk Management across the continuing care retirement community (CCRC) campus. The role ensures that all buildings, grounds, and building systems are safe, compliant, efficient, attractive, comfortable, and responsive to the needs of residents, staff, and visitors. By integrating preventive and corrective maintenance, environmental hygiene, life safety compliance, emergency preparedness, and enterprise risk management, the Director safeguards resident wellbeing, protects organizational assets, and supports a high quality, person-centered living environment. The Director acts as a strategic partner within the leadership team to drive organizational goals. Job Duties & Responsibilities: Develop and execute multi-year capital and operating plans that align with organizational strategy, regulatory requirements, and financial sustainability goals. Lead campus-wide master facility planning, energy management initiatives, and renovation or expansion projects in collaboration with senior leadership and external partners. Oversee maintenance of HVAC, electrical, plumbing, life safety, and building automation systems to ensure uninterrupted service. Direct preventive and corrective maintenance programs; manage work order systems to optimize response times, downtime, and cost control. Manage housekeeping, laundry, and waste management programs to meet or exceed infection control and cleanliness standards for healthcare occupancies. Oversee all aspects of community security to ensure the safety of residents, staff, and visitors. Ensure 24/7 security coverage through scheduling and monitoring of security operations, camera systems, and emergency call systems. Implement evidence-based cleaning protocols, auditing, and resident-centric service schedules. Develop and control departmental budgets, monitor variances, and drive cost-saving initiatives without compromising quality. Source, negotiate, and oversee vendor contracts for construction, utilities, and service agreements, ensuring SLA adherence. Direct supervision of managers, supervisors, and a multidisciplinary team. Hire, train, and onboard new staff while actively monitoring performance and providing ongoing coaching, support, and feedback to ensure individual and team success. Collaborate with Nursing, Dining, Infection Prevention, and other team members to ensure service excellence. Establish effective working relationships with relevant resident and Board leadership. Communicate facility updates, planned outages, risk issues, and other related issues promptly to residents, families, and staff. Identify, assess, and mitigate physical plant and environmental risks to residents, staff, and visitors. Work with internal team members and external partners on effective incident prevention and response. Develop and implement safety protocols, including emergency response plans, fire safety, and disaster preparedness. Conduct regular safety audits, facility inspections, and incident investigations, including effective root cause analysis. Partner with administration and compliance staff to ensure adherence to all regulatory and accreditation standards (OSHA, Life Safety Code, CMS, etc.). Lead or participate in the Safety Committee and maintain documentation related to risk events and corrective actions. Qualifications
Job Qualifications: Bachelor's degree in business, Engineering, Healthcare Administration, or a related field preferred. Minimum 5 years of experience in facility operations and risk management, preferably in a healthcare or senior living environment, with at least 3 years at a key leadership level. Demonstrated expertise in life safety compliance, infection control support, and capital project management. Proven success managing multi-disciplinary teams, large operating budgets, and 24/7 on-call operations. Thorough understanding of CMS, NFPA, OSHA, EPA, ADA, and state health department regulations for CCRCs. Strong analytical, budgetary, and project management skills. Proficiency with building automation systems. Excellent interpersonal and communication abilities to interact with residents, Board members, executives, regulators, and contractors. Proficiency in Microsoft Office and facilities/risk management software systems.
