Adventurous Journeys Capital Partners (“AJCP”) is seeking a Director, Project Controls to lead the implementation and oversight of project controls across its international portfolio, with a focus on system optimization, cost forecasting, and process alignment across
hospitality, mixed-use, and single-family rental sectors. This role will ensure the integrity of project data, streamline coordination across internal teams and systems, and provide strategic oversight of loan administration, budgeting, procurement, and schedule management to support AJCP’s rapid growth. ABOUT THE ROLE The Director, Project Controls will act as the strategic owner of AJCP’s project controls technology stack, driving the use of tools like PMWeb and Northspyre to ensure transparent, data-driven execution across all developments. Core responsibilities include implementing forecasting systems, strengthening loan draw and budget integration, and ensuring seamless process workflows across departments. This leader will oversee platform architecture, system governance, and process design to support scalable growth and reduce financial risk. WHAT YOU WILL DO Project Controls Platform Ownership Lead the strategic oversight, administration, and continuous improvement of PMWeb and Northspyre platforms Design and deploy scalable workflows to automate and track project forecasting, budgeting, and draw processes Ensure data quality and reporting integrity across systems to support executive visibility and compliance Manage integrations between PMWeb, Northspyre, Smartsheet, and financial systems to ensure alignment of project-level and corporate-level data Forecasting & Capital Planning Develop and maintain forecasting frameworks that tie real-time project data to capital planning and loan disbursement schedules Lead quarterly forecast reviews and variance analysis in coordination with Development and Capital Markets teams Collaborate with stakeholders to produce dashboards and reports that support project financing, risk mitigation, and executive decision-making Leverage Northspyre to optimize data automation, forecasting accuracy, and financial controls across project lifecycles Loan Administration & Draw Management Oversee loan requisition workflows and ensure alignment with project systems and budget line items Implement controls and data governance policies to support audit readiness and compliance with lender requirements Work with Investments, Capital Markets, Accounting, and external partners to support funding timelines and documentation requirements Develop tools and reporting packages that streamline draw submissions and funding milestone tracking Schedule & Procurement Integration Ensure alignment between construction schedules and funding requirements; integrate schedule data with forecasting and loan systems (Smartsheet) Support strategic procurement planning and integration into project systems for tracking commitments and cost exposure Process Governance & Optimization Establish and maintain process documentation and playbooks for project controls systems, including PMWeb and Northspyre Continuously evaluate and refine system architecture and workflows to enhance efficiency and reporting consistency Drive process improvements in collaboration with other departments to increase automation and reduce manual tasks related to funding, budgeting, and forecasting Serve as internal sponsor and change agent for the continued rollout of Northspyre across the portfolio Requirements WHO YOU ARE AJCP is seeking a highly-motivated individual who enjoys working in a fast-paced, but disciplined, entrepreneurial environment.
