Our client is a boutique, entrepreneurial New York based real estate investor and manager, that owns and operates a variety of properties throughout the NY metro area and in Florida. They are seeking an AVP Property Management to oversee their diverse real estate portfolio that includes multifamily, commercial and retail properties. Role Reporting to the Owner, the
AVP Property Management
is responsible for overseeing the management and operations of the company's real estate portfolio that includes multiple locations of retail, industrial medical and office properties. This role ensures the efficient and profitable management of all properties through interaction with company employees and third-party vendors, contractors, real estate brokers, tenants, and municipalities. The Director will help develop and execute strategies that enhance property performance, tenant satisfaction and retention, and maintain or enhance portfolio value. Responsibilities Daily responsibilities include, but are not limited to: Responsible for day-to-day operations and financial reporting for all company properties. Perform daily property physical inspections to ensure property management policies and procedures are being performed and conditions meet company expectations. Build and cultivate relationships with building staff and tenants. Ensure excellent customer service. Maintain high customer satisfaction, both internally and externally. Work with Principal to plan and budget for authorized capital projects per property and monitor expenditures and timeliness. Drive operational efficiency with the properties. Bring sufficient knowledge of construction to supervise and coordinate all construction work to ensure that all work is performed in accordance with building standards and local code requirements. Handle all planning and oversee execution of projects. Oversight of building interiors and exteriors, mechanical, electrical, and plumbing systems. Oversight and coordination of lease review and special arrangements for tenants, including notice provisions and all move in / move out processes. Oversight and coordination between leasing, operations, and capital improvement efforts. Support accounting and leasing, including assisting with collections of all property revenue sources, and showing vacant retail spaces. Develop, forecast, and manage annual operating budgets. Provide recommendations for capital and special project budgets and operating expenses. Conduct monthly financial reviews; audit monthly statements with budget/forecast versus actual amounts. Complete and submit quarterly financial performance reports. Report discrepancies above the projected expenses, monitoring of asset performance, financial results, and execution of business plans. Other special projects and duties as assigned. Qualifications Bachelor’s degree in real estate, Business Administration, or a related field. 20+ years of experience in real estate property and asset management with 10+ years of recent experience in New York. Proven track record of successfully managing a diverse portfolio of commercial real estate properties in New York and supervising 10+ staff. Knowledge of property management principles, leasing practices, and landlord-tenant relationships and strong knowledge of New York laws. Strong financial acumen with the ability to analyze financial statements, budgets, and operational performance metrics. Excellent communication and interpersonal skills, with the ability to build strong relationships with tenants, stakeholders, and internal teams. Strategic mindset with the ability to develop and execute property management strategies aligned with organizational goals. Strong problem-solving and decision-making abilities, with a focus on finding innovative and practical solutions. Proficiency in property management software systems and Microsoft Office Suite.
