About The Role
The Business Development Manager will own and execute sales strategy across a multi-location region. From cold outreach to closing large enterprise deals, this person will partner closely with Community Teams to fill spaces, drive revenue, and elevate Kiln’s presence in the market. You’ll be the connector between marketing, community, and operations—leading with data, empathy, and a hustle-first mindset.
Goals And Objectives
Drive high-quality lead generation and close deals that fuel regional occupancy Develop and execute strategic growth plans across new and existing markets Elevate Kiln’s regional presence through partnerships and relationship-building Coach and enable Community Teams to meet sales and retention KPIs Manage CRM systems, reporting, and operational sales processes Champion Kiln’s mission, values, and community-first ethos in every interaction
As Business Development Manager, You Will
Drive Sales & Revenue:
Generate and convert leads through outbound campaigns, cold outreach, and pipeline management Coach Community Teams on sales processes, templates, and best practices Oversee large or complex deals and support urgent retention opportunities Set and track quarterly sales targets in alignment with company goals Lead pricing strategy and support negotiations for new and existing business
Execute Marketing Campaigns
Coordinate outbound efforts and email drip sequences Manage third-party listings and update site-specific inquiries Collaborate with Marketing to craft sales tools and promotions Keep contact lists and waitlists clean, segmented, and action-ready
Build Strategic Relationships
Cultivate partnerships with brokers, VCs, universities, and local orgs Establish a trusted network that consistently delivers membership referrals Represent Kiln at industry events and within the entrepreneurial ecosystem
Support Community Teams
Provide ongoing sales coaching and training for Community Managers Assist with tours, proposals, follow-ups, and local events as needed Help onboard and hire new team members in growing markets Ensure all CRM and reporting systems are used effectively across sites
As Business Development Manager, You’ll Need
3–5 years of experience in sales, customer success, or business development Familiarity with the local startup, tech, and venture capital ecosystem, including key players, trends, and community dynamics Local professional network within the region’s business and innovation landscape, with the ability to leverage connections for growth opportunities Exceptional communication skills—both written and verbal A collaborative, high-integrity approach to teamwork Strong organizational and project management skills Experience working with CRM platforms (HubSpot preferred) Familiarity with Google Workspace, Microsoft Suite, and marketing tools Deep connection to or knowledge of your assigned region’s business ecosystem Passion for entrepreneurial communities and the future of work Alignment with Kiln’s mission and core values
