Overview
The primary responsibilities of the Mortgage Loan Processor will be to document and process portfolio mortgage loans and provide support to Private Mortgage Bankers. The Mortgage Loan Processor will be expected to deliver a high level of customer service, be highly detailed oriented and prioritize work in a fast-paced environment.
Position Responsibilities: Act as Servicing Liaison for Private Mortgage Banking Group. Assist all Private Mortgage Banking Clients/Private Bankers. Assist clients with ACH Auto-Draft Mortgage Payments and Changes - Monitor and Track ACH from execution through First Successful Payment. Facilitate Payoff Requests for Private Mortgage Bankers, Private Bankers and all requested internal/external (mortgages & HELOC'S). Assist clients with review, payments, year-end reporting for all types of loans including privately held mortgages within the Comerica portfolio. Assists clients with Principal Paydowns, Recasts and Overnight Payment Requests (Provide Wiring Instructions when Requested). Works directly with PHH Servicing to resolve detailed servicing matters. Engagement in scheduled roundtable calls with PHH Servicing Managers & Comerica PHH Liaisons. Organize Pipeline Logs for Private Mortgage Bankers to distribute to CMA Management. Reviews Pipeline and Engages with Private Mortgage Bankers to assist with loan processes and efficiencies. Distribute daily mortgage rates and Manage Distribution. Organize Loan Application Packages for Private Mortgage Banker in Virtual Folders. Tracks and manages appraisal requests, disclosures, flood zones, title packages, survey and homeowner's insurance. Orders and Tracks Receipt of Title Packages; Reviews packages and Title Commitments for Title Requirements (Payoffs/Liens/Vesting, etc. - understand Title Commitments/Preliminary Reports). Delivery of Received Appraisals to Private Mortgage Bankers; reviews appraisals preliminary values, flood zone, and other details on Appraisal; Tracks Appraisals through CMA Approval Process. Monitors outstanding Mortgage Approval Stipulations needed for Clear to Close.
Closing Documentation Management Provide Post Closing Organization of Documentation to Private Mortgage Banker. ACH set-up and tracking through PHH Servicing. Monitor Homeowner's Insurance Receipt by PHH Servicing. Assist with special projects and perform additional duties as requested. Other duties as assigned.
