WHAT YOU’LL DO
As the Development Project Manager, you will manage all aspects of land or existing site/building development from contract signing to building permit approval. Your responsibilities include contracting and overseeing external consultants in due diligence, design, engineering, and permitting for new school development. You will serve as the main point of contact throughout the development phase, ensuring all permits are obtained for construction to start. Success in this role requires leveraging your experience to lead internal and external project teams, ensuring excellent project management execution. This is a full-time, field-based role.
Collaborate during initial leasing/purchase negotiations by reviewing proposed sites, providing cost, development timing, and permitting analysis, and researching municipal requirements. Create tailored development schedules based on zoning, permits, and approvals to expedite construction start, managing and reporting progress weekly. Lead and coordinate with architects, engineers, vendors, and other consultants to secure municipal approvals and provide required documentation for franchise financing. Represent Primrose at local meetings to obtain zoning and site plan approvals. Manage due diligence processes like Title Reports, Surveys, Environmental and Property Condition reports during site evaluation. Coordinate with stakeholders including franchise owners, team members, consultants, and vendors throughout the project. Proactively engage with municipalities to streamline development tasks and build relationships. Travel to development markets to meet with jurisdictional officials and improve project outcomes. Secure all necessary approvals from local, state, and county agencies for development readiness. Maintain clear communication with all stakeholders, providing updates and managing project timelines. Identify value engineering opportunities for cost savings. Complete all documentation and reports accurately and timely, including during travel. WHO WE ARE LOOKING FOR
Bachelor's degree in Construction Management, Architecture, Engineering, or related field. 5+ years of development management experience in commercial construction or as an Owner’s Representative. Experience with site planning, permitting, land development, and municipal negotiations. Strong skills in project budgeting, scheduling, and multi-project management. Knowledge of construction standards, codes, and design documentation. Proficiency in project management software like Microsoft Project. Excellent communication, organizational, and presentation skills. Ability to travel approximately 50% of the time. WHAT YOU’LL GET
