The Project Manager will report directly to the Director of Development and will work from our Gulf Breeze, FL office. Travel will be required for future out of town projects and the frequency will depend on the type of project. In the weeks prior to opening a hotel, expect to be on site full time. The Project Manager will be intimately involved in the planning, entitlements, preparation of construction documents, value engineering of the design, contracting process, and ultimately the supervision of the general contractor to ensure the quality completion of the project under budget and on schedule. This role will coordinate with the department's project administrator and accounting manager, and will supervise the various professionals associated with the project including the procurement agent, architect, engineer, scheduler, and others. The Project Manager will also work closely with the hotel operations group to understand their needs and ensure that the projects meet their requirements. Close coordination with the operations group prior to opening is critical. Specific skills and abilities: The candidate must have a minimum of 5 years of experience in hotel construction as a construction project manager or as a hotel owner's representative/project manager with a professional firm. Communication skills and organizational skills are critical. Use of Microsoft Office is necessary and excellent writing skills are required. The project manager must be effective working with a general contractor in a collaborative, open book, contracting relationship. Most of our contracting with a general contractor is for the cost of the work plus a fee with a guaranteed maximum price where subcontracts are competitively bid.
